About the Role

The Community Manager has full on-site day-to-day responsibility for all property management activities, ensuring properties are well-maintained and fiscally stable, while providing residents a clean and pleasant living environment. This role involves leadership, budget management, property maintenance, leasing, financial reporting, resident relations, and asset control.

Responsibilities

  • Manage, direct, train, and ensure the safety of all property staff.
  • Assess critical situations, make sound business judgments, and respond effectively.
  • Hire, train, conduct performance evaluations, recommend salary increases, and manage disciplinary actions for staff.
  • Establish work schedules, assign staff duties, and approve time off requests.
  • Train staff on safe operating procedures and report accidents/emergencies.
  • Create and execute marketing campaigns for leasing, including property tours and lease agreement processing.
  • Maintain knowledge of market conditions and adjust business models to remain competitive and compliant.
  • Ensure residents meet eligibility requirements and address non-compliance issues.
  • Assist in budget preparation and implementation, maintain accurate financial records, and manage vacancy reports.
  • Supervise outside contractors, assess physical needs, negotiate contracts, and ensure timely work completion.
  • Direct office and maintenance staff during move-in/move-out and agency inspections.
  • Address resident issues, foster improvements, and maintain positive resident relations.
  • Comply with all company accounting and operations directives, policies, and procedures.
  • Continuously inspect property, identify deficiencies, and implement improvements.
  • Obtain and maintain required certifications and licenses within the first year of employment.
  • Perform other duties as assigned.

Requirements

  • Two or more years of experience in multi-family residential property management.
  • Experience with direct supervision of employees.
  • Multi-family residential leasing experience required.
  • Accredited Resident Manager or similar designation preferred.
  • Accounting/Financial and Administrative background preferred.
  • Tax Credit, Section 8 and/or Public housing experience preferred.
  • High School Diploma or equivalent required.
  • Two or more years of college preferred.
  • Required certifications or licenses preferred, or the ability to obtain within one year.
  • Professional appearance and ability to resolve conflicts professionally.
  • Excellent organizational skills with attention to detail.
  • Ability to keep accurate and legible financial records.
  • Must possess a valid driver's license, acceptable driving record, and vehicle (exceptions may apply).
