About the Role
The Property Manager will oversee Management and Maintenance Operations at a housing development, ensuring residents receive quality housing, a safe environment, and access to community-based services.
Responsibilities
- Maintain a professional office setting with scheduled hours and availability for emergencies.
- Ensure timely rent collection and process documents for legal action on delinquencies and holdover cases.
- Authorize rent adjustments and maintain computer files per NYCHA procedures.
- Ensure completion of annual income reviews and submission of non-verifiable cases.
- Process uncollected accounts within the required timeframe.
- Ensure visual lead assessments are completed and appropriate repairs are conducted for work orders.
- Prepare vacant apartments for occupancy and maintain high occupancy levels through timely leasing.
- Maintain records of assigned units' status in the Tenant Turnover Log (TTL).
- Maintain sufficient materials, services, and staffing for timely repairs.
- Ensure procurement procedures are followed per NYCHA guidelines.
- Observe safety guidelines to ensure the safety and security of residents and staff.
- Ensure resident repair requests are responded to within prescribed guidelines and work orders are closed.
- Conduct property inspections, including move-ins, housekeeping, and grounds.
- Formulate and implement plans for successful PHAS inspections and corrective actions.
- Manage resident engagement to ensure compliance with HUD regulations.
- Ensure staffing levels are met, develop and secure training, and supervise and discipline staff.
- Participate in pre-employment interviews and hiring processes.
- Ensure timely and accurate submission of various management reports.
Requirements
