About the Role

The candidate will support Engineering and Critical Environments Management (CEM), proactively leading, monitoring, and managing onsite client account activities. This role requires guiding individuals to support client engineering requirements, emphasizing authenticity and a genuine desire to deliver professional, value-focused services that exceed client expectations.

Responsibilities

  • Provide overall technical responsibility for facilities service delivery within the Engineering Command Centre.
  • Manage comprehensive engineering and facilities management services.
  • Assist the Engineering Manager and staff, ensuring they are qualified and trained for their duties.
  • Support the installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipment and systems.
  • Operate systems safely and efficiently, complying with government regulations and standard operating procedures.
  • Achieve financial and other KPIs set by clients and management, ensuring service delivery aligns with client Management Agreement SLAs.
  • Comply with regional standards for Critical Environment Management (CEM), incorporating client, JLL, and local statutory requirements.
  • Participate in site reviews covering maintenance standards, equipment replacement, security, change control, tier classification adherence, and operational risk.
  • Ensure completion of and compliance with audit processes.
  • Support the service delivery team in maintaining critical equipment.
  • Assess critical failures and determine preventative actions for safety, identification, analysis, rectification, and reporting on improvements.
  • Implement regional standards for engineering operations, incorporating client, JLL, and local statutory requirements.
  • Manage Planned Preventive Maintenance (PPM) programs, maintenance, and repair via vendor contracts or JLL self-delivery.
  • Review M&E contractor maintenance/service scope to ensure quality work practices aligned with manufacturer recommendations and JLL standards.
  • Establish and roll out Engineering & Operational procedures for site staff.
  • Serve as the single point of technical contact at the site.
  • Implement energy management programs to reduce utility costs.
  • Manage contract vendors for technical audits and maintenance of all installations as scheduled.
  • Develop technical service standards.
  • Initiate planning for Critical Environment procedures.
  • Provide solutions for technical issues.
  • Implement a system for monthly performance quality measurement.
  • Initiate Preventive Management Programs.
  • Provide early involvement in Facilities Operations and advisory services during site inspections and project development.
  • Provide solutions for minor projects and coordinate with contractors/vendors from initiation to completion.
  • Manage and supervise preventive and breakdown maintenance on engineering systems via system vendors or JLL technician teams.
  • Manage parts inventory and life cycle replacement.
  • Maintain as-fitted drawings and O&M manuals.
  • Assist in completing client/JLL audits on engineering systems and services.
  • Establish and implement engineering budgets.
  • Operate CMR and BMR tickets.
  • Organize power downs.
  • Liaise with BMO/Landlords regarding building issues for client operations and interests.
  • Provide 24x7 emergency call support and site attendance as required.
  • Prepare incident reports.
  • Assist with monthly FM reports.
  • Manage all site contractors to ensure they meet required standards, including inspection of their work.
  • Manage the procurement of vendors and services as required.

Requirements

  • University degree in mechanical / electrical engineering or other related engineering discipline.
  • 5 years plus experience in facilities management, critical engineering and/or building services.
  • Experience in engineering systems troubleshooting.
  • Ability to think laterally and deliver innovative solutions.
  • Strong interpersonal, decision-making, and people skills.
  • Strong verbal and written communication skills.
  • Fluent spoken & written English and Japanese.
  • IT literate.
  • Confident, clear, and comfortable in communicating with good presentation skills.
  • Self-motivated, confident & energetic.
  • Ability to work across multiple, matrix reporting environments and prioritize activities accordingly.
  • Ability to effectively deal with stressful situations.
  • Flexible – able to adapt to rapidly changing situations.
