About the Role
The candidate will support Engineering and Critical Environments Management (CEM) by providing outstanding services, proactively leading, monitoring, and managing onsite client account activities. This role involves guiding individuals to support client engineering requirements within a diverse and multi-talented team of Engineers, embodying integrity and accountability in a fast-paced environment.
Responsibilities
- Management of direct and indirect staff in the performance of onsite engineering services and related programs.
- Service delivery in accordance with a Service Level Agreement (SLA) between JLL and Client.
- Initiate and maintain a system to measure the quality of performance when needed.
- Preparation of internal and external engineering service reports when necessary.
- Develop and maintain Standard Operating Procedures (SOPs) for engineering services and critical environments, ensuring compliance.
- Provide technical training, quality control, and instruction to local JLL service delivery teams.
- Act as a subject matter expert for critical environments and general building engineering services.
- Provide emergency and non-emergency response support for engineering-related incidents, including reporting, troubleshooting, root cause analysis, and resolution.
- Client stakeholder management.
- Act as a change agent responsible for driving engineering hard services initiatives and programs.
- Coordinate and engage with JLL Operations (Engineering) personnel as necessary.
- Comply with regional standards for CEM, incorporating Client, JLL, and local statutory requirements.
- Ensure all staff and vendors employed in critical facilities are properly trained and accredited, and adhere strictly to working policies and procedures.
- Initiate and/or participate in site reviews including maintenance standards, equipment replacement, security, change control, single points of failure, Tier classification adherence, and operational risk.
- Ensure completion of and compliance with audit processes.
- Support service delivery teams on critical equipment maintenance and upkeep.
- Assess critical failures and determine preventative actions for safety, identification, analysis, rectification, and reporting on improvements.
- Implement regional standards for engineering operations incorporating Client, JLL, and local statutory requirements.
- Manage Planned Preventive Maintenance (PPM) programs, maintenance, and repair via vendor service contracts or JLL self-delivery.
- Review the maintenance/service scope of M&E Contractors to ensure quality work practices align with manufacturer recommendations and JLL standards.
- Manage and maintain as-built drawings and O&M manuals.
- Manage building power downs for required activities, schedules, and related reporting.
- Implement and manage Risk and Safety work practices to reduce operational interruptions.
- Proactively address deficiencies, including developing and training on-site teams in engineering best practices.
- Implement international best practices and localized implementations.
- Manage engineering-related budgets.
- Develop and implement innovative programs and processes to reduce engineering and utility costs, increase productivity, and achieve savings.
- Support JLL Energy and Sustainability Service (ESS) strategies to achieve measurable improvements in energy consumption.
- Complete Client engineering-related project works, including coordination with contractors/vendors.
- Provide 24/7 emergency call support and site attendance as required.
- Assist with continuous optimization, including processes, tools, and documentation.
- Meet Client-established Key Performance Indicators and Service Level Agreement targets.
- Develop relationships with key Client stakeholders to understand their needs and requirements.
- Comply with all Client contract requirements and meet or exceed Key Performance Indicators.
- Deliver exceptional quality of service to the Client, reflected by Client feedback.
- Understand Client business growth and collaborate with stakeholders to implement growth strategies.
- Actively encourage an environment that supports teamwork, cooperation, performance excellence, and personal success.
- Manage all contractors on site to ensure they perform to required standards, including inspection of their works.
- Manage the procurement of vendors and services as required.
Requirements
- University degree in mechanical/electrical engineering or other related engineering discipline.
- 8 years plus experience in facilities management, critical engineering and/or building services.
- Ideally a professional qualification holder such as PE (USA), CEng (UK) or local equivalent.
- Excellent people skills and ability to interact with a wide range of client and vendor staff.
- Experience in CEM, continuous improvement initiatives, client communication and technical reports.
- Confident, clear and comfortable in communicating with good presentation skills.
- Self-motivated; confident & energetic.
- Ability to work across multiple, matrix reporting environments and prioritize activities accordingly.
- Ability to effectively deal with stressful situations.
- Flexible – able to adapt to rapidly changing situations.
- Strongly goal-oriented – able to focus on meeting all performance targets.
- Team player – able to cooperate and work well with others to meet targets.
- Good communication in Japanese and English (business / Native level).

- 8,000,000 - 14,000,000 yen
