About the Role
The Investment Manager will provide analytical and fund management support for Office Partnerships, assisting senior management and investors in achieving investment strategies. This role is crucial for executing investment strategies and supporting the growth of Funds Under Management (FUM) in high-quality Australian office properties.
Responsibilities
- Perform detailed review of fund and portfolio investment reports for acquisition, divestment, development, and operational activities.
- Assist with presentations to investors and Partnership Investment Committees.
- Review investor reports, including annual, quarterly, and month-end reports, investor presentations, and ad-hoc information requests.
- Support the fund analyst team with financial analysis and modeling of individual assets and portfolios.
- Partner with senior management on developing investment and divestment strategies, and portfolio construction.
- Present asset management portfolio and market analysis during tours with investors, lenders, tenants, and rating agencies.
- Partner with Fund Managers and analysts to prepare the Annual Operating Strategy and Strategic Asset Plans (SAP) and budgets.
- Assist in presenting SAPs to Funds Boards and Investor Representative Committees.
- Ensure effective management of the property asset portfolio in line with approved plans.
- Assist Fund Managers with capital expenditure procurement, implementation, and funding drawdown.
- Liaise with the asset management team to drive asset performance.
- Drive ESG strategy and initiatives to improve portfolio ratings.
- Liaise with property and asset management teams to drive leasing outcomes.
- Work closely with the development team to assess and model development proposals.
- Conduct ongoing fund/portfolio assessment and review of property assets to support investment decisions.
- Assist Fund Managers with capital transaction activities, including origination, financial modeling, legal, physical, valuation, and market components.
- Coordinate the independent valuation process for Office Partnerships.
- Coordinate with the broader CH team to ensure accurate presentation of portfolio financials and returns.
- Ensure reports accurately record income, capital, and performance.
- Coordinate the provision of financial information from property, accounting, and analytics teams.
- Assist with the payment process for all capital payments from trust accounts.
- Work closely with Treasury on all aspects of Office Partnerships debt funding.
- Review budgets and forecasts and assist with report preparation for the Partnerships Board or Investment Committees.
- Oversee the valuation process for all Partnerships assets and liaise with the CH Valuation co-ordinator and Executive Property Valuation Committee.
- Manage key tenant customer relationships.
- Conduct ongoing investor relations activities, including presenting to investors and following up on due diligence inquiries.
- Assist Fund Managers in managing development projects, including participation in PCGs and investor technical operative personnel.
- Work with Fund Managers on other key strategic initiatives as directed.
