About the Role

The Community Manager is directly accountable for the complete operation of the site, supervising all associated staff and ensuring their standard of performance. This role may involve making discretionary decisions when circumstances are not covered by existing guidelines.

Responsibilities

  • Assure tenants receive prompt, efficient, courteous, and quality service, including immediate acknowledgement and resolution of complaints.
  • Achieve and maintain close to 100% occupancy.
  • Perform resident income recertifications where applicable.
  • Provide direction and ensure proper execution of rental programs.
  • Assure efficient mechanical operations, adequate buildings and equipment, and employ qualified maintenance personnel.
  • Establish good tenant relations with maintenance personnel.
  • Regularly inspect buildings, grounds, and property appearance, noting deferred maintenance and other data.
  • Prepare reports based on inspections, outlining property condition, cleanliness, and maintenance operations.
  • Inform the Regional Manager in writing of deferred maintenance and property deficiencies with specific details and recommendations.
  • Provide direction and guidance to maintenance staff, assign work priorities, and determine repair needs.
  • Establish central office procedures with Regional Manager approval.
  • Interview potential residents and process verifications to determine eligibility.
  • Confer with the Regional Manager on evictions, lease violations, and special arrangements.
  • Manage rent collection and record keeping, including frequent bank trips.
  • Perform job assignments, explain employee duties and responsibilities, and inform staff of policies.
  • Maintain files with records of maintenance services, equipment readings, operating manuals, and inventory.
  • Purchase needed supplies and equipment within budget constraints and maintain administrative records of purchases.
  • Develop and implement site activities for residents, such as special events and recreation.
  • Prepare and respond to all pertinent correspondence.
  • Attend mandatory meetings and seminars.
  • Perform other duties and responsibilities as assigned by Regional Manager and/or TMAM Management.

Requirements

  • Possess a valid driver’s license and an acceptable driving record for site errands.
  • Must have access to reliable vehicle transportation for errands from the property.
  • Able to communicate both orally and in writing using English.
  • Basic arithmetic skills required.
