About the Role

The Project Manager, Construction provides a single point of contact for clients to ensure that construction and development projects within Stony Brook University Hospital (SBUH) and Health Sciences Center (HSC) facilities are integrated and performed in a timely manner. This role has overall responsibility to manage, plan, coordinate, and integrate activities across multiple functional lines to complete all projects on schedule, within budget, and in accordance with technical requirements.

Responsibilities

Provides project management and construction management to trades personnel and contract labor personnel for new construction and renovation projects.
Tracks time and materials to ensure projects are accomplished within funding constraints and allowable performance periods.
Initiates requests for adjustments, time extensions, and scope changes when required.
Maintains complete project documentation records and provides monthly status briefings.
Provides professional direction and oversight for new construction, alteration, and renovation performed by outside contractors and in-house staff.
Notifies appropriate department heads and/or their designers of project activities, scheduling, and progress.
Manages projects with other Stony Brook University and Stony Brook Hospital units to minimize disruption to hospital buildings, systems, utilities, and other operational elements.
Utilizes extensive knowledge of project financial management, tracking, and implementation, while maintaining records for budget and construction status.
Meets with engineers, architects, and administrators to coordinate work and ensure compliance with building codes.
Visits job sites, inspects work in progress, and recommends alternatives to field problems.
Creates and reviews Request for Qualifications (RFQs) for services and/or commodities.
Creates bid documents and Request for Proposals (RFPs), analyzes bids, and maintains contracts and purchase orders.
Confirms compliance with NYS procurement guidelines.
Monitors expenditures of funds for service and procurement contracts and purchase orders.
Assists with Infection Control Risk Assessments and construction site inspections.
Assists with Interim Life Safety Measures coordination, adherence, and site inspections.
Reviews and identifies errors and omissions in pre-existing project documents.
Provides space planning for staff relocation.
Anticipates issues and responds to field problems, troubleshooting and finding cost-effective solutions with minimal impact on schedule and budget.
Participates in scheduling meetings representing SBUMC’s interest with contractors.
Coordinates equipment purchases and delivery dates with the PMO Equipment Manager.
Schedules and coordinates shutdowns as needed for projects.
Schedules and coordinates with various in-house partners, other internal departments, and vendors.
Maintains project records, files, and reports.
Records change orders that develop throughout the project.
Ensures all construction and renovation projects adhere to hospital/HSC safety requirements and infection control risk assessment policies and procedures.
Establishes weekly meetings with contractors and vendors for progress meetings and coordination.
Provides and generates estimates for potential change orders, scope changes, etc.

Requirements

Bachelor’s Degree and 7 years of new construction, renovation, alterations experience, with a minimum of 5 years of supervisory construction experience overseeing staff and vendors, OR ten years of new construction, renovation, alterations experience, with a minimum of 5 years of supervisory construction experience overseeing staff and vendors.
Well versed in new construction, renovations, and alterations.
Possess effective communication skills (verbal and written) with vendors, user groups, executive level leadership, design firms, and construction contractors in healthcare settings.
Direct experience with out-of-the-ground construction projects, and major capital renovations and alterations.
Practical hands-on experience in Fire Safety and NFPA.
Responsible for planning, coordinating, administering, and exercising strategic and overall operational control over projects.
Apply the latest standards in construction project management and quality assurance.
Computer literacy and experience with spreadsheet and project management programs are essential.
Able to work independently with minimal supervision.
Experience working with employees in a unionized environment is preferred.
Experience with The Joint Commission (TJC), OSHA, and NYS DOH regulations, as well as codes and regulations governing health care facilities is preferred.
Experience in and examples of construction financial forecasting and reporting is a plus.
Verification of degree (e.g., diploma or official transcript) is required.
