About the Role
Performs general maintenance and repairs, apartment make-ready execution, and preventive maintenance for an apartment community. Responsibilities include daily operations in landscaping, carpentry, painting, fencing, roofing, plumbing, and electrical work, as well as routine and preventative maintenance.
Responsibilities
- Executes maintenance required to prepare newly vacated units for new move-in, including painting, minor plumbing, electrical, appliance, and carpentry repairs.
- Manages the process of completing work requests in a timely and effective manner.
- Communicates status of work projects to supervisor and office management.
- Conducts regular inspections of buildings, grounds, and vacant units to identify deficiencies and communicate concerns.
- Performs snow removal and salting of properties as needed.
- Provides customer service and supports the company’s commitment to exceed resident expectations professionally.
- Performs other duties as assigned.
Requirements
- Possess at least three (3) of the following documented skills: High competency in plumbing, electrical, HVAC, or carpentry.
- Ability to train peers.
- Ability to work safely in challenging places, including climbing ladders, working on elevated surfaces, and working in confined spaces.
- High level of customer service.
- Attention to detail and quality control under tight timelines.
- Initiative to identify and solve problems within established processes.
- Ability to effectively communicate and interact with managers, co-workers, vendors, and residents.
- Excellent interpersonal skills.
- Outstanding organizational and time management skills with the ability to multitask.
- Ability to be at work regularly and on time.
- Must have a valid driver's license and acceptable driving record.
- Reliable transportation required, as a personal vehicle may be needed for work purposes.
- Ability to work weekends or extended hours as required, including on-call rotation.
- Constant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carrying in the performance of maintenance duties.
- Must be able to lift up to 50 pounds.
Skills
- Plumbing (sweat copper, install valves, rebuild stems, replum sinks, clear drains)
- Electrical (use multimeters, replace breakers, wire 3 way switches)
- HVAC (diagnose and complete repairs for Split Systems, Heat Pumps, and/or boilers)
- Carpentry (hang cabinets, hang sheetrock, finish & patch)
