About the Role

The Building Condition Assessor II applies building condition assessment processes and technical standards to identify asset conditions and deficiencies. This role works with various RealSuite tools, client systems, and collaborates with BGIS departments to ensure integrated operations.

Responsibilities

  • Comply with all internal and external requirements including environmental, health and safety, and fire protection.
  • Apply knowledge of building condition assessment processes and technical standards for asset assessments, inspections, and specialized assessments.
  • Conduct asset condition assessments.
  • Establish a strong technical presence at facility sites and cultivate technical relationships with on-site personnel.
  • Identify and evaluate specialized asset component and systems conditions and deficiencies.
  • Complete asset assessment condition reports utilizing asset assessment management software.
  • Provide recommendations and cost estimates for building envelopes, components, and systems repair or replacement for capital budget planning.
  • Complete Project Justification forms to support project prioritization.
  • Lead scheduling and coordinate site activities.
  • Work in collaboration with Facility and Project Management to ensure accurate information and building nuances are captured in the BCA.

Requirements

  • 3-5 Years of relevant work experience.
  • General knowledge of technical standards and processes for building condition assessments, specifically ASTM Practice E2018-15.
  • Advanced knowledge of cost estimating for replacement and repair of building components and systems.
  • General knowledge of building science including architectural building envelope, mechanical and electrical building systems, or site components.
  • Specialized knowledge in one of the fields: Architectural, structural, building envelope, mechanical, or electrical building systems.
  • General knowledge of general building design, construction, and facility operation of commercial buildings.
  • Ability to work independently and learn quickly.
  • Strong written communication skills.
  • Proficient with MS Excel and ability to learn other applications quickly.
  • Strong computer skills.
  • Detailed-oriented.
  • Valid driver's license.
  • Ability to travel 50-70%.
