About the Role
The Maintenance Supervisor oversees and performs technical and mechanical work to ensure property buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Manages maintenance team and assists in employee evaluations.
- Interviews, hires, orients, and trains new hires.
- Oversees all aspects of the “Make Ready” process.
- Completes work orders generated from resident requests for service.
- Performs routine upkeep on the property by diagnosing and making repairs.
- Inspects work performed by other service team members and contractors.
- Ensures materials and services meet quality standards.
- Maintains adequate inventory of spare parts and maintenance materials.
- Orders supplies and tools within budgetary guidelines.
- Assists in developing the budget for maintenance and capital expenses.
- Supports cost-cutting and expense control programs.
- Stays informed of changes in technology and industry standards.
- Completes monthly Preventative Maintenance procedures.
- Demonstrates customer service skills in all interactions.
- Ensures property maintenance team complies with company standards.
- Conducts regularly scheduled safety meetings and inspections.
- Resolves customer complaints and issues.
- Performs other duties as assigned.
Requirements
- Must be available to work on weekends when scheduled.
- Must be able to perform essential job functions unaccompanied.
- Must be able to work a flexible work schedule, including on-call evenings, weekends, and holidays.
- High School Diploma or GED Equivalent.
- Working knowledge of OSHA standards and MSDS regulations.
- 1-3 Years of Supervisor Experience.
- 1-3 Years of Management Experience.
- 2-3 years of apartment maintenance experience or equivalent preferred.
- Advanced communication and delivery skills with ability to connect to people at all levels.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
- Current Valid Driver's License.
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
- Intermittently required to sit and perform keyboard work.
- Routine local travel may be required for business-related errands.
- Non-local travel may be required for business-related responsibilities.
