About the Role

We are seeking an analytical and action-oriented Real Estate Transactions Manager to drive identified sites from initial interest to a signed lease or purchase agreement. You will serve as the central node connecting Legal, Finance, Technical and external broker teams, aggregating their inputs into clear, actionable Deal Summaries for our Investment Committee, aiming to maximize pipeline velocity while minimizing risk.

Responsibilities

  • Engage with brokers, institutional landlords, developers, local boroughs, and other government agencies to generate a high quality and curated pipeline of development opportunities across target UK markets.
  • Manage a high volume of active real estate transactions simultaneously, ensuring sites meet our location, technical and cost requirements, track critical dates and hold stakeholders accountable to timelines.
  • Outline key terms for Letters of Intent (LOIs).
  • Partner with legal counsel to redline leases and related contracts, ensuring commercial terms align with company targets.
  • Manage the closing checklist, ensuring all contingencies (zoning, title, survey, environmental) are cleared prior to execution.
  • Act as the central point of contact during the diligence period, responsible for pulling in the right experts at the right time.
  • Coordinate with the project delivery teams of external partners to validate site buildability and power availability (MW capacity).
  • Coordinate with internal and external counsel to advance planning, land use, and consents reviews.
  • Collaborate to ensure deal economics fit within our CAPEX and OPEX models.
  • Synthesize complex data—financial models, site layouts, risk assessments, and legal constraints—into concise Investment Committee (IC) Memos that drive "Go/No-Go" decisions.
  • Run pro formas appraisals and valuations and sensitivity analyses to test deal viability under different scenarios.
  • Maintain the "Single Source of Truth" in our real estate database (e.g., Google Sheets, Asana), ensuring all deal data is accurate and up to date.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, or a related field.
  • 7+ years of experience with a minimum of 3+ years of direct experience in commercial real estate transactions, development, or investment with clear experience working with UK planning policy and statutory consents to bring projects to fruition.
  • Demonstrated experience managing transactions from LOI to execution.
  • Strong proficiency in Excel or Google Sheets (financial modeling).
  • Experience with infrastructure or industrial assets (e.g., data centers, solar farms, logistics, or EV charging).
  • Strong interest in autonomous and electric vehicle infrastructure, including nuances around power demand, traffic generation, and community consensus.
  • You can take a messy email thread involving a lawyer, an engineer, and a landlord, and turn it into a clear list of action items.
  • You don't wait for permission to follow up, remove blockers and rally cross-team efforts. You move fast but don't leave a trail of unfinished objectives.
  • You have an eye for detail and can spot "deal killers" (like a restrictive covenants or onerous repairing obligations) early in the process.
  • You understand that getting a deal done requires building consensus across multiple internal teams with competing priorities.
  • Ensuring that all relevant stakeholders have been engaged in a process.
