About the Role

NRP Investments LLC is seeking a Construction Project Manager to be responsible for overall project planning, buyout scheduling, budget management, contract negotiations, subcontractor selection, and project accounting. This role provides technical direction and ensures compliance with quality standards.

Responsibilities

  • Chart project objectives and plans, set performance requirements, and select project participants.
  • Optimize utilization of resources including labor, materials, and equipment, ensuring cost-effective procurement.
  • Implement operations through proper coordination.
  • Develop effective communication and conflict resolution mechanisms.
  • Perform detailed review of contract documents for cost-effective building practices and constructability.
  • Prepare scopes of work and assist estimating with soliciting bids, reviewing, and qualifying bids before subcontract awards.
  • Assist in generating and reviewing project budgets and assumption/qualification statements during preconstruction.
  • Establish and maintain buyout schedules.
  • Contract with MBE/FBE trade and suppliers and track/report as required.
  • Negotiate pricing and terms with subcontractors and suppliers.
  • Generate all contracts and purchase orders within appropriate timeframes.
  • Advise unsuccessful bidders after subcontract awards.
  • Review, understand, and execute provisions within Owner Contract Documents.
  • Maintain strict adherence to the budget based on monthly forecasts.
  • Maintain and update the project budget weekly and provide updated versions for monthly reviews.
  • Provide accurate and timely cost projections.
  • Investigate cost-saving methods, materials, and procedures.
  • Identify and track cost issues and changes in revised plans, specifications, and RFIs.
  • Maintain a record of field work orders and change orders and their impact on job cost and schedule.
  • Advise the project team of potential budget impacts.
  • Identify, track, and ensure subcontractor back charges are documented and resolved.
  • Review invoices for accuracy, approve, and monitor progress for timely payment of vendor invoices and subcontractor draws.
  • Generate monthly draw packages and verify all costs are captured from subcontractors within deadlines.
  • Interact with subcontractors and suppliers to resolve contractual disputes and negotiate change orders.
  • Ensure the accuracy of the budget and final project cost at closeout.
  • Obtain refunds for any deposits made during construction.
  • Obtain the release of any bonds posted during construction.
  • Ensure quality issues are documented and addressed with subcontractors.
  • Maintain strict adherence to quality standards.
  • Create project-specific contract specifications and scopes of work.
  • Perform periodic site visits to ensure compliance with construction documents, commitments, and timelines.
  • Ensure third-party consultants and design teams provide appropriate site inspections and report compliance.
  • Review testing reports and ensure appropriate threshold inspections are documented.
  • Review reports and document closure of any issues identified by consultants or inspectors.
  • Identify and ensure all warranty documents are obtained and conform to contract requirements and project specifications.
  • Coordinate with Operations Manager, Project Superintendent, and Scheduling Department to prepare and submit project construction schedules for approval.
  • Verify schedule assumptions during scope reviews with subcontractors.
  • Clearly document schedule requirements within subcontracts and purchase orders.
  • Review and update construction schedules weekly.
  • Identify and report schedule impacts/challenges to senior management.
  • Ensure schedule delays are documented and addressed with subcontractors.
  • Monitor the process to obtain certificates of occupancy within project timelines.
  • Ensure building turn schedules are accurately reported and updated.
  • Track weather delays and generate substantial completion change requests.
  • Maintain strict adherence to safety standards.
  • Evaluate projects for possible hazards and risks.
  • Coordinate with NRP Safety Department for required subcontractor safety documentation.
  • Coordinate preconstruction safety meetings with NRP Safety Department and subcontractors.
  • Assist in resolving safety conflicts/violations.
  • Assist in obtaining information required for loan closing.
  • Identify elements of project design and construction likely to give rise to disputes and claims.
  • Ensure revised plans and specifications are provided to the Project Superintendent, field, and subcontractors.
  • Procure, receive, track, review, distribute, and seek approval of shop drawings, submittals, and RFIs.
  • Maintain the submittal log and expedite the approval process.
  • Work with the Project Superintendent in anticipating and avoiding problems.
  • Prepare and manage documents for project meetings.
  • Communicate daily with the Project Superintendent regarding potential problems.
  • Facilitate and/or attend periodic team meetings, including generating meeting minutes.
  • Serve as a key link with clients and review deliverables.
  • Obtain, assemble, distribute, and file all as-built drawings, warranties, certificates of occupancy, and final lien releases.
  • Obtain, organize, and file all documents needed for the owner’s closeout manual.
  • Ensure all subcontracts and certificates of insurance are executed and filed prior to work commencement.
  • Ensure performance and payment bonds or letters of credit are filed or received, if required.
  • Ensure all performance and payment bonds are released as required.
  • Prepare and distribute monthly owner’s reports.

Requirements

  • Bachelor’s degree in Construction or Civil related field (Ex: Civil Engineering, Construction Management, Construction Engineering Technology) preferred or equivalent relevant experience.
  • 5+ years of experience in multifamily or wood frame construction projects with stable employment history and proven track record preferred.
  • Proficient in Excel, Word, and Outlook.
  • Knowledge of Timberline, Bluebeam, Adobe and Onscreen Takeoff software is a plus.
  • Driver’s License Required.
  • OSHA 30 hour preferred.
  • First Aid-AED training preferred.
  • Additional safety certifications are a plus.
