About the Role
Buena transforms property management by simplifying and increasing transparency in finding, buying, or financing apartments. We achieve this by managing rental properties across Germany and evolving them into technology companies. In the past two years, we have become the third-largest property manager in Germany with fewer than 25 full-time employees at our headquarters. We are seeking a dedicated and experienced professional for our Berlin (Lichterfelde-Ost) location for the role of Rental Property Manager with the potential for Team Lead.
Responsibilities
- Serve as the primary point of contact for owners and tenants.
- Independently manage tenant relations from inquiry to move-out.
- Prepare, maintain, and process lease agreements, including handling immediate terminations and legal proceedings.
- Conduct apartment handovers and inspections, calculate rents, and manage re-rentals.
- Calculate and enforce rent increases based on legal statutes, rent indices, or index adjustments.
- Coordinate and assign tasks to tradespeople, manage defects, handle claims, and review invoices.
- Perform property inspections to assess condition, safety, and cleanliness, identify defects, obtain quotes, and assign work to tradespeople.
- Prepare regular property and status reports for owners and manage correspondence with them.
Requirements
- Completed training as a real estate agent, a relevant degree, or a comparable qualification with solid experience in rental property management.
- Proficient knowledge of current residential tenancy law (BGB).
- Structured, independent, and solution-oriented approach combined with strong service orientation and good technical understanding.
- Excellent communication skills and adeptness in dealing with owners and tenants, conflict resolution skills, assertiveness, strong process understanding, and genuine team spirit.
