About the Role
As a Strata Manager, you will play a key role in supporting strata communities, providing guidance on compliance, financial health, and management. You will be the trusted point of accountability for a defined portfolio, supporting committees through governance decisions, financial planning, and day-to-day matters.
Responsibilities
- Take full ownership of a structured portfolio of strata and community schemes, managing operations end to end.
- Provide practical legislative and governance advice that helps committees make informed, confident decisions.
- Chair and lead AGMs, EGMs, and committee meetings with preparation, structure, and professionalism.
- Oversee maintenance, capital works, and planning activities, balancing compliance, cost, and long-term outcomes.
- Navigate disputes and complex conversations with a solutions-oriented approach.
- Maintain strong financial oversight, including budgets, levies, and additional services.
- Use systems and documentation disciplines to keep workflows organised and efficient.
- Work closely with in-branch support to deliver consistent, high-quality performance.
Requirements
- Proven experience managing a strata or body corporate portfolio independently.
- Solid working knowledge of strata legislation and the confidence to apply it in real-world situations.
- A current eligible Class 2 Strata License (or willingness to obtain at company expense).
- Strong meeting leadership skills, including committee advisory and stakeholder management.
- Clear communication, particularly in sensitive or disputed matters.
- Sound financial capability, with confidence in explaining budgets and financial impacts to owners.
- A disciplined, organised approach to notes, records, and task management.
- Confidence using strata management systems and working within established processes.
- Must have the right to live and work in Australia.
