About the Role
The Roving Maintenance Technician plays a very important role in the organization by providing excellent resident services and performing various maintenance duties necessary to maintain and enhance the value of the community. This role supports the Community Manager in all phases of the physical maintenance of an income-producing property, providing coverage across multiple locations.
Responsibilities
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance.
- Perform appliance, electrical, HVAC, plumbing, carpentry, pool, and custodial work.
- Ensure exterior curb appeal and cleanliness of grounds, including debris removal and pet waste management.
- Assist in daily upkeep of pool/spa areas, laundry rooms, recreation rooms, rental offices, restrooms, and common areas.
- Maintain high standards of resident service and relations.
- Ensure apartments are made ready after they have been vacated.
- Maintain accurate inventory control of tools, equipment, and supplies.
- Ensure maintenance requests are handled efficiently and completed within 24 hours.
- Adhere to company monthly preventive maintenance directives.
- Identify location of gas, electric, irrigation, and water shutoffs, and sewer cleanouts.
- Assist in performing apartment move-in and move-out inspections.
- Know the current condition/status of all vacant units.
- Recommend measures to improve operations, performance, safety, and quality of service.
- Suggest changes in working conditions and use of equipment to increase efficiency.
- Perform on-call emergency service as required.
- Assist on special maintenance projects.
- Interpret company policies and enforce safety regulations.
- Adhere to Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.
- Maintain records and Material Safety Data sheets on hazardous materials.
- Ensure regular and timely communication with Site Management regarding maintenance problems or health/safety deficiencies.
- Represent CloudTen Residential and the community in a professional manner.
- Assist in promoting CloudTen Residential.
- Participate in training seminars.
- Assist other staff members as needed.
- Deliver various communications to residents.
- Assist in setting up resident functions and activities.
- Perform other duties as assigned.
Requirements
- Previous property Maintenance Technician experience.
- One-year certificate from college or technical school; or two years related experience and/or training; or equivalent combination of education and experience.
- A valid driver's license and reliable transportation are required.
- Proficient at Microsoft Office.
- A Positive Attitude.
- High School Diploma or equivalent.
