About the Role
Educational Alliance is seeking a full-time Building Superintendent responsible for the daily operation, maintenance, cleanliness, and safety of the facility. This role ensures building systems operate efficiently and the facility remains welcoming, while providing leadership to custodial staff and coordinating maintenance activities.
Responsibilities
- Assist in the daily operation, inspection, and maintenance of all building systems including HVAC, boilers, plumbing, electrical, lighting, elevators, fire alarm and life safety systems, and building automation systems.
- Perform routine building inspections to identify maintenance needs, safety concerns, and operational deficiencies.
- Respond promptly to maintenance requests and building issues.
- Perform preventative maintenance and minor repairs to building systems, equipment, furniture, doors, hardware, and finishes.
- Coordinate repairs with vendors and contractors.
- Maintain accurate maintenance records, inspection logs, equipment documentation, and work order updates.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Ensure all building systems comply with applicable city, state, and federal regulations.
- Provide daily supervision, guidance, and support to custodial/porter staff.
- Develop and monitor daily and weekly cleaning schedules.
- Conduct routine inspections of custodial work and provide coaching.
- Assist with room setups and breakdowns for meetings, events, classrooms, community programs, and special functions.
- Support snow removal, waste disposal, recycling operations, and seasonal building needs.
- Assist with meal service logistics or other operational support functions.
- Serve as backup Fire and Life Safety Director (FLSD) and respond to building emergencies.
- Participate in emergency preparedness planning, fire drills, evacuation procedures, and life safety training.
- Respond to emergency maintenance situations during and after normal business hours.
- Support inspections conducted by FDNY, DOB, DOH, insurance representatives, and other regulatory agencies.
- Promote safe work practices, including proper use of PPE, Lockout/Tagout procedures, chemical handling, and OSHA compliance.
- Assist in training facilities staff on emergency procedures, equipment operation, and departmental best practices.
- Assist the Chief Building Engineer in scheduling staff and coordinating daily work assignments.
- Help monitor overtime usage and staffing coverage.
- Foster a collaborative, respectful, and customer-focused work environment.
- Participate in staff meetings, professional development, and departmental planning.
- Complete special projects and other duties assigned.
Requirements
- High School Diploma or GED required.
- Minimum four (4) years of experience in commercial building operations, facilities maintenance, or property management.
- Experience supervising custodial, maintenance, or facilities staff.
- Strong working knowledge of HVAC systems, plumbing, electrical systems, mechanical equipment, building maintenance practices, and preventative maintenance.
- Ability to diagnose maintenance issues and perform minor repairs independently.
- Strong leadership, organizational, communication, and problem-solving skills.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Proficiency using Microsoft Office and computerized work order systems.
- Excellent customer service and interpersonal skills.
- Ability to read architectural, mechanical, electrical, and plumbing drawings.
- Valid New York State Driver’s License preferred.
