About the Role

The Asset Manager is responsible for the integrity, governance, and lifecycle management of asset information across ABM's Technical Solutions portfolio. This role ensures asset data is accurate, compliant, and maintained within IBM Maximo and client CAFM/EAM systems to support safe, efficient, and compliant service delivery. The role also provides technical asset management expertise during new contract mobilization, asset verification programs, and ongoing contract improvement initiatives.

Responsibilities

  • Maintain accurate asset registers and planned maintenance data within IBM Maximo and client CAFM/EAM systems.
  • Validate asset information through verification surveys and ongoing data quality reviews.
  • Produce asset lifecycle plans, condition reports, and performance reports.
  • Ensure asset information complies with client standards and statutory requirements.
  • Undertake thermal imaging, energy surveys, asset verification, and SPOF assessments.
  • Develop lifecycle replacement strategies, critical spares recommendations, and remedial work proposals.
  • Produce and maintain SOPs, EOPs, and technical documentation.
  • Support mobilization of new contracts, ensuring asset data and maintenance programs are established on time.
  • Identify and manage technical risks affecting mobilization and operational performance.
  • Conduct technical compliance audits.
  • Deliver training on technical processes and CAFM systems.
  • Drive continual improvement in asset data quality and reporting.
  • Support multiple projects across the UK with regular travel.

Requirements

  • Experience within hard FM, building services, or technical asset management.
  • Experience of contract mobilization or technical project delivery.
  • Strong understanding of planned preventative maintenance and asset lifecycle management.
  • Experience using CAFM/EAM systems.
  • Excellent communication, stakeholder management, and organizational skills.
  • Full UK driving license and willingness to travel nationally.
  • Experience administering IBM Maximo.
  • Experience with Concept Evolution, Planon, Archibus, SAP PM, Infor EAM, or similar CAFM/EAM platforms.
  • Experience in asset data migration, validation, and cleansing.
  • Advanced Microsoft Excel skills.
  • Analytical and problem-solving skills.
  • Commercial awareness and financial understanding.
  • Attention to detail and commitment to data quality.
  • Ability to manage multiple priorities in a fast-paced environment.
