About the Role
The Morgan Group is seeking a professional to assist the Community Manager in overseeing daily operations, ensuring high standards of professionalism, and fostering excellent resident relations. This role involves managing leasing, bookkeeping, marketing, and maintenance coordination to achieve community goals.
Responsibilities
- Assist the Community Manager in the day-to-day operations of the community.
- Operate the office in a professional, clean, and well-staffed manner.
- Maintain office and resident files confidentially and securely.
- Meet with maintenance team regarding service requests and community maintenance.
- Safeguard and deposit all monies received per MORGAN standards.
- Supervise the leasing team in the absence of the Community Manager.
- Comply with all training requirements.
- Maintain and encourage excellent resident relations.
- Promptly attend to resident comments and complaints.
- Ensure team members are professional and friendly to residents.
- Prepare move-in paperwork, keys, and remotes for new residents.
- Inspect make-ready apartments prior to move-in.
- Maintain the resident renewal program.
- Create a sense of community with residents.
- Monitor the timely completion of all service requests.
- Monitor and inspect market-ready apartments for quick turn times.
- Monitor utility bills and notify the Community Manager of discrepancies.
- Manage bookkeeping and rental collection.
- Submit payables to accounting per MORGAN standard.
- Assist in the preparation of monthly financials.
- Collect rent in a timely manner per the lease contract.
- Ensure compliance with Community Policies and lease agreements.
- Assess move-out condition of apartments and manage final account statements.
- Charge for damages and fees and send to collection when necessary.
- Monitor the community for compliance with Fair Housing and ADA laws.
- Assist the Community Manager in creating and monitoring community marketing.
- Understand the sub-market and competing properties.
- Supervise the leasing team's tours and closing techniques.
- Monitor the leasing team's follow-up of all leads.
- Ensure team members adhere to fair housing standards.
- Perform essential job functions of a Leasing Consultant as needed.
- Work overtime as necessary to meet customer service standards.
Requirements
- Must have a valid driver's license, insurance, and car registration if driving for business purposes.
- Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work environment.
- Ability to shift attention between duties and adapt to changing business needs with minimal notice.
- Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.
- Ability to make sound business decisions and exercise independent judgment in a timely manner.
- Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
- Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities.
