About the Role

Assist the Community Manager and Maintenance Supervisor in daily oversight of the properties, ensuring a safe and habitable environment. Respond to requests promptly and maintain high standards of conduct.

Responsibilities

  • Assist in daily oversight of properties to ensure safety and habitability.
  • Assist the Community Manager in administrative duties.
  • Respond to requests from the Community Manager in a timely fashion.
  • Maintain high standards of conduct following all policies and procedures.
  • Maintain a long-range planning attitude.
  • Maximize resident retention.
  • Maintain the property's emergency and risk management plan.
  • Maintain a good record-keeping system.
  • Assist in implementing and monitoring an efficient turnover program.
  • Reduce liabilities, both physical and financial.
  • Ensure all contractors' insurance certificates are in place.
  • Notify Maintenance Supervisor and Site Manager of reported maintenance problems.
  • Assist Community Manager in leasing units quickly and efficiently.
  • Maintain and update the waiting list.
  • Assist in preparation of advertising and marketing programs.
  • Develop an outreach program to find good qualified residents.
  • Assist in maintaining efficient resident and property files.
  • Assist in performance of move-in and move-out inspections.
  • Implement move-in and move-out procedure forms.
  • Coordinate preparation of vacant units with Maintenance Supervisor and Site Manager.
  • Record all service requests upon receipt.
  • Maintain work orders in the software program.
  • Train and educate residents on safety and compliance issues.
  • Maintain capital needs metric.
  • Keep a record of inventories - tools, equipment and supplies.
  • Prepare purchase orders for Community Manager approval.
  • Secure bids for outside vendors with the Maintenance Supervisor.
  • Establish work duties and prioritize.
  • Maintain all maintenance forms and records.
  • Assist the Community Manager in performing duties and fill in during absence.

Requirements

  • Experience with LIHTC program compliance is preferred.

Salary/Compensations

  • Compensation is on an hourly basis, with performance and salary reviewed annually.
