About the Role
Supports the Community Manager to achieve operations and financial goals by overseeing teams and performing technical services and property maintenance for buildings, grounds, amenities, and common areas. Ensures compliance with company standards for building, health, safety, and functionality.
Responsibilities
- Acts as a role model by demonstrating core values.
- Seeks resident interaction to improve service delivery and resolve issues.
- Assigns and ensures completion of work orders within appropriate timeframes and to required standards.
- Diagnoses and repairs defects in accordance with policies, procedures, and safety standards.
- Monitors building services maintenance to ensure optimal equipment lifespan.
- Notifies Community Manager and Estates Manager of major defects or failure trends with recommended actions.
- Collaborates with external stakeholders (local council, project managers, fire services) to ensure property compliance.
- Works with the Estates Management team to ensure correct specification of Fabric, Electrical, and Mechanical works.
- Provides monthly reporting on PPM, potential life cycle replacement, and contractor performance.
- Inspects work performed by other maintenance team members to assess workmanship and effectiveness.
- Hires, onboards, and develops team members to meet performance goals and succession requirements.
- Contributes to the development of annual property budgets and is accountable for budget attainment.
- Originates, approves, and submits purchase orders and processes invoices.
- Maintains adequate inventory of spare parts and maintenance materials.
- Develops and actions planned preventative maintenance (PPM) schedules with approved contractors.
- Monitors reactive, statutory, and PPM works, ensuring service level agreements are met.
- Coordinates and monitors minor works contractors and suppliers.
- Reviews and actions site risk assessments and method statements.
- Ensures contractors have necessary RAMS, PPE, induction, and permits to work.
- Carries out requirements of HASWA and CDM.
- Responds on-call out of hours to emergency situations.
- Ensures property appearance and physical aspects meet established standards through inspections.
- Works with Community Managers to develop a positive culture aligned with brand pillars.
- Strives for continuous improvement through feedback.
Requirements
- Good general education to ‘A’/HND Level or equivalent with demonstrable written and numerical skills.
- Proficient in Microsoft Office packages (Word, Excel, Outlook).
- Understanding of UK Health & Safety laws and statutory regulations for buildings management.
- Qualification in electrical/mechanical engineering or plumbing (NVQ, City Guilds, or similar), or equivalent apprentice program/trade school.
- Knowledge in all building repair trades, purchasing procedures, and practices.
- General knowledge of Health and Safety risks including manual handling, worksite safety, chemicals, and trip/fall hazards.
