About the Role

The Maintenance Technician will contribute to an exceptional resident experience by providing high standards of repairs, maintenance, and compliance for the building fabric and systems. This role involves inspecting and diagnosing faults, undertaking minor repairs, and ensuring the overall upkeep of the property.

Responsibilities

  • Ensure high levels of cleanliness throughout the community.
  • Communicate effectively with residents, clients, contractors, and colleagues regarding maintenance issues.
  • Monitor and maintain the electronic maintenance reporting system (Onesite), ensuring tasks are completed to a high standard and within timelines.
  • Promote customer satisfaction by providing residents with updates on maintenance issues.
  • Administer property maintenance and records in accordance with Greystar policies and procedures.
  • Deliver services within agreed budgetary and resource parameters.
  • Maintain adequate levels of spares, stock, and supplies.
  • Diagnose and undertake repairs in plumbing, joinery, carpentry, painting/decorating, and lighting, or organize external contractors.
  • Respond to health and safety matters appropriately and in a timely manner.
  • Report incidents or accidents to the Community Manager.
  • Move furniture and heavy items around site as required.
  • Inspect and maintain communal areas, including refuse and recycling facilities, to high standards of repair and cleanliness.
  • Coordinate and accompany external contractors executing minor works on site.
  • Liaise with Estates Management or Operations teams to ensure clear communication during works.
  • Monitor Sub-Contractors' performance and retain accurate records of site operations.
  • Assist with the management of community works.
  • Assist the Community Manager in key management to ensure high levels of security.
  • Ensure annual checks for statutory insurance and qualifications are carried out.
  • Manage and maintain all statutory testing records.
  • Carry out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests, and fire evacuations.
  • Ensure gardens and grounds maintenance are well-maintained, clean, tidy, and hazard-free.
  • Practice proper safety techniques in accordance with company guidelines.
  • Be available on call out of hours to respond to emergency situations.
  • Review site risk assessments as required.
  • Seek to maximize the efficiency of utilities.

Requirements

  • A reasonable level of general education (O’ Level / GCSE or equivalent) with demonstrable written and numerical skills.
  • Awareness of H&S requirements on site.
  • Continually strives to improve knowledge, skills, and abilities.
  • A recognised trade qualification (Building Crafts Operative Certificate, City and Guilds or NVQ) relevant to undertaking repairs and maintenance in a residential building (e.g., plumbing or electrical) is essential.
  • Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in plumbing, electrical, or carpentry.
  • Experience of installing and maintaining hot and cold water systems, sanitary appliances, and soil and waste drainage.
  • Experience of installing and maintaining electrical systems, fire alarm, emergency lighting, and security systems.
  • Fluent English verbal and written communication skills.
  • Helpful, friendly personality with effective communication skills.
  • Professional, courteous, and helpful demeanor towards colleagues and residents.
  • Good team player with strong relationship building and influencing skills.
  • Positive approach and ability to work on own initiative.
  • Ability to determine cost-effective solutions to repairs.
  • Contractor & Supplier Supervision skills are desirable.
  • Excellent organisation skills with the ability to multi-task and prioritise.
  • Flexible approach to work and adaptable to thrive in a changing environment.
