About the Role

Hilltop Residential is seeking a Service Manager to join their team. This role is crucial for maintaining the property's condition and ensuring resident satisfaction through timely and effective maintenance operations.

Responsibilities

• Organize, prioritize, and guarantee service requests and repairs are made correctly and in a timely manner.
• Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal.
• Oversee turnkey operations and ensure vacant units are made rent-ready promptly.
• Execute service requests using computer software systems.
• Perform turnkey work as required and inspect all make-readies.
• Follow standard operating procedures.
• Maintain basic knowledge of local and state codes for permitting, sign ordinances, and pool regulations.
• Follow and enforce company policies and procedures.
• Communicate effectively with residents, associates, vendors, and supervisors.
• Handle maintenance-related resident problems in coordination with the community director.
• Assist the community director with documenting counseling sessions with maintenance staff.
• Maintain a preventative maintenance program to minimize emergency and service repairs.
• Maintain hazard communications program and promote safe work practices.
• Assist with recruiting, hiring, and training maintenance staff.
• Obtain competitive bids for maintenance-related expenses with the community director.
• Understand and adhere to budget guidelines.
• Purchase supplies and vendor services using standard purchase order systems and proper bidding procedures under community director supervision.
• Monitor inventory and maintain appropriate levels of parts and supplies.

Requirements

• 1+ years of hands-on general maintenance experience.
• Strong proficiency with property management software systems.
• Availability to work a flexible schedule, including weekends.
• Rotating on-call responsibility for after-hours emergencies.
• Valid driver's license and/or access to reliable transportation.
