About the Role

The Maintenance Supervisor oversees and coordinates all phases of physical maintenance for a multi-family property, ensuring operational efficiency, safety compliance, and high-quality resident service.

Responsibilities

• Oversee preventive, corrective, deferred, and emergency maintenance.
• Prepare market-ready apartments within 3-5 days of vacancy.
• Maintain detailed preventive maintenance records.
• Manage inventory control of tools, equipment, and supplies.
• Enforce the use of personal protective equipment.
• Conduct move-in and move-out inspections.
• Complete maintenance requests within 24 hours.
• Adhere to safety directives for lighting, fire, pool, and life safety systems.
• Maintain and post utility shutoff and sewer cleanout maps.
• Control expenses and seek approval for expenditures.
• Perform on-call emergency services.
• Maintain community curb appeal and common area cleanliness.
• Comply with injury and illness prevention policies and maintain MSDS.
• Supervise, train, and evaluate maintenance staff.
• Collaborate with the Property Manager on hiring and performance reviews.
• Coordinate activities between management and maintenance teams.
• Uphold resident service and relations standards.
• Monitor and assist with capital improvement projects.
• Recommend operational and safety improvements.
• Conduct monthly safety meetings and enforce safe work practices.
• Ensure compliance with Fair Housing laws.
• Report maintenance issues and safety deficiencies promptly.
• Submit accurate and timely team time sheets.

Requirements

• 2 years of property maintenance experience preferred.
• Prior supervisory experience required.
• Knowledge of vintage buildings.
• Valid driver's license for travel between sites.
• One-year certificate from college or technical school, or two years of related experience/training.
• Minimum of 1 year of experience working on a PC.
