About the Role

Responsible for building maintenance and property cleanliness, ensuring safe, clean, and sanitary housing, grounds, common areas, and office environments. This role involves completing maintenance tasks to repair and preserve the quality of the facility.

Responsibilities

  • Review weekly and monthly maintenance reports to identify potential or existing maintenance problems.
  • Analyze and recommend changes to senior management, ensuring accuracy in reporting.
  • Assess development projects for operational cost feasibility and inspect rehabilitation and construction.
  • Maintain equipment, tool, and supply inventories.
  • Create purchasing procedures and prepare bid specifications for contractual repairs/services and maintenance supplies budgets.
  • Diagnose and perform minor and routine maintenance/repair in a timely and professional manner.
  • Coordinate daily maintenance objectives with the Property Manager.
  • Document work performed on service requests using mobile maintenance technology.
  • Ensure all service requests are completed daily and follow up to ensure satisfaction.
  • Minimize health and safety risks on property, such as preventing slips and falls and ensuring safety equipment is functional.
  • Follow up on incomplete service requests to determine needed resources.
  • Complete or oversee the completion of preventative maintenance by third-party vendors.
  • Inspect the exterior of the property and perform daily building and common area upkeep.
  • Assist in keeping grounds neat, free of litter, and ensuring curb appeal meets company standards.
  • Maintain a friendly and courteous attitude towards residents and employees.
  • Ensure pre-inspections are completed and all site/unit inspections are satisfactory.
  • Complete and submit all required reports and checklists by due dates.
  • Perform snow removal as needed.
  • Restore apartments to move-in ready status.
  • Inspect vacated apartments and complete make-ready checklists.
  • Communicate necessary services and repairs to the Property Manager.
  • Re-inspect vacant apartments after make-ready to ensure quality of work.
  • Coordinate make-ready status with leasing staff.
  • Follow policy for approval processes for ordering supplies and contracting third-party vendors.
  • Order parts and supplies, maintaining inventory using the inventory system.
  • Oversee the purchasing of bulk materials.
  • Procure materials and supplies for tasks, potentially requiring travel to local stores.
  • Maintain the maintenance shop for quick assessment of inventory supplies.
  • Maintain proper equipment and inventory to ensure warranty compliance.
  • Obtain bids and negotiate prices with vendors and contractors.
  • Perform emergency maintenance, including after-hours response.
  • Perform and report on all work according to company safety standards, OSHA, and health codes.
  • Perform work area clean-up on a weekly basis.
  • Assist with tenant improvements as required.
  • Coordinate delivery and work schedules with vendors, contractors, and the Property Manager.
  • Interact with internal and external stakeholders, including insurance agents.
  • Complete daily/weekly/monthly reporting as required.
  • Complete special projects as assigned and prioritized by the Property Manager.
  • Perform other duties as assigned.

Requirements

  • High school diploma or equivalent preferred.
  • Reliable transportation and valid driver’s license required.
  • Carpentry, painting, cleaning, basic plumbing, basic electrical, basic HVAC experience required.
  • Minimum of 1 year experience in residential and apartment maintenance including on-call experience preferred.
  • Hospitality or hotel maintenance preferred.
  • Facilities Maintenance with multiple sites preferred.
  • OSHA certification preferred.
  • EPA/HVAC certification preferred.
  • Customer service experience, such as retail or hospitality, preferred.
  • Working knowledge of computers including Outlook, basic Excel, Word, Publisher, and PowerPoint required.
  • Must demonstrate ability to review and process information to determine its meaning, how it fits together, and how to respond.
  • Ability to independently establish detailed plans for all properties for daily operations, capital improvements, preventative and emergency procedures.
  • Strong written and verbal communication skills to interpret, clarify, and advise on objectives and tasks.
  • Customer service and interpersonal skills to interact with current tenants.
  • Attention to detail to ensure tasks are completed on time and to satisfaction.
  • Ability to solve problems and make decisions regarding procedures for fulfilling objectives.
  • Ability to use computers (e.g., Excel) and mobile device technology.
  • Strong problem-solving skills to find effective solutions for maintenance issues.
  • Ability to work within a team environment.
  • Ability to speak both English and Spanish is a plus.
  • Flexible work hours including after-hours response for emergencies.
  • Work includes inside and outside environments.
  • Must be able to work in various elements.
  • Driving is routinely required.
  • Ability to walk property/properties.
  • Must be able to sit and stand for extended periods.
  • Must be able to lift a minimum of 50 pounds.
  • Exposure to diverse communities.
  • Position requires automobile, driver’s license, and insurance.
