About the Role
The Assistant Maintenance Technician cleans and maintains assigned properties, ensuring safe, clean, and sanitary housing and office environments. This role involves cleaning duties and basic maintenance tasks such as painting, replacing light bulbs, and changing locks.
Responsibilities
- Wipes down all surfaces.
- Dusts furniture and fixtures.
- Washes and cleans windows and mirrors.
- Cleans, stocks, and maintains restrooms.
- Cleans spills with appropriate equipment.
- Cleans floors including sweeping, vacuuming, mopping, and polishing.
- Disinfects commonly used items like desks, door handles, office tools and phones.
- Operates cleaning machinery such as floor cleaning machine safely and efficiently.
- Picks up trash.
- Maintains outdoor grounds including cutting grass, pulling weeds, watering plants, and trimming bushes.
- Empties trash and recycling receptacles.
- Stocks inventory.
- Carries out heavy cleaning tasks and special projects.
- Maintains cleanliness of laundry room and trash rooms.
- Stocks and maintains cleanliness of maintenance shop and maintenance room.
- Notifies maintenance of any occurring deficiencies or issues with equipment or property.
- Cleans vacant units as needed.
- Assists with storage of deliveries.
- Follows all health and safety regulations and guidelines.
- Completes tasks in a timely manner with minimal supervision.
- Assists Maintenance Technician or Maintenance Supervisor with basic maintenance tasks.
- Assist with unit turnovers including changing locks, painting, and basic maintenance projects.
- Performs minor repairs on machinery, equipment, and tools.
- Completes basic work orders.
- Completes turnover reports or work orders when independently completing a task or responsibility.
- Assistance with snow removal.
- Performs, and reports on, all work according to the safety standards of the company, OSHA, and health codes.
- Performs work area clean-up on a weekly basis.
- Assists with tenant improvements as required.
- Interacts with various internal and external stakeholders as needed, including tenants.
- Completes special projects as assigned and prioritized.
- Performs other duties as assigned.
Requirements
- Minimum of 1 year experience in residential and apartment Assistant Maintenance Technicianial or maintenance experience preferred.
- Hospitality or hotel maintenance or property maintenance, preferred.
- Customer service experience, such as retail or hospitality, preferred.
- Position requires automobile, driver’s license, and insurance.
Skills
- Ability to manage time efficiently and work independently and with a team.
- Ability to work safely with a variety of cleaning supplies and equipment.
- Ability to use basic cleaning equipment.
- Must demonstrate ability to review and process information to determine what it means, how it fits together and how to respond to it.
- Customer service and interpersonal skills to interact with current tenants.
- Attention to detail to ensure that all tasks are completed on time and to satisfaction.
- Ability to use computers e.g., Excel and mobile device technology.
- Ability to work within a team environment to coordinate and complete tasks.
- Ability to work in various elements.
- Ability to walk property/properties.
- Ability to sit and stand for extended periods.
- Ability to lift a minimum of 50 pounds.
