Responsibilities

  • Manage and administer AIA contracts for various project types including capital improvement programs, exterior rehabilitation, building system upgrades, forensic investigations, and interior alterations.
  • Execute and/or assist on multiple projects through all phases: Investigation and Planning, Budget Estimating, Contract Document Preparation, Bidding, Analysis and Negotiation, Municipal Filing, Construction Administration, and Close-out within the project budget.
  • Manage medium to large-scale projects under direct supervision, following directions and supporting operational standards.
  • Coordinate project efforts, administrative and technical, to ensure efficient and cost-effective execution.
  • Coordinate Architects, Engineers, and Designers to maintain project quality, utilizing strong problem-solving and organizational skills.
  • Conduct independent design problem-solving, documentation, and field observations for small projects with input from senior team members.
  • Prepare project documents, including meeting minutes, field reports, investigation reports, cost estimates, and project timelines.
  • Sustain positive client relationships and attend regular meetings with clients, contractors, and consultants.
  • Attend meetings with Engineers and consultants, ensuring project workplans are adhered to.
  • Proactively communicate issues to Project Architect, Project Engineer, Sr. Project Manager, and/or Team Leader.
  • Anticipate and troubleshoot project-specific problems, participating in developing and implementing solutions.
  • Stay current on building codes governing New York City and be aware of historic building codes.
  • Spend 25% - 75% of time in the field weekly.

Requirements

  • Minimum 3 years of experience in construction administration.
  • New York City construction industry experience is required.
  • Ability to manage individual workload and negotiate competing priorities.
  • Understanding of common construction practices.
  • Curiosity for existing building infrastructures.
  • Excellent written and verbal communication skills.
  • Proficiency in Microsoft Office and Bluebeam.
  • Strong interpersonal communication, organization, and leadership skills.
  • Ability to train others and monitor their work for quality and completeness.
