About the Role

Performs general maintenance and repairs, apartment make-ready execution, and preventive maintenance for an apartment community. Responsibilities include daily operations in landscaping, carpentry, painting, fencing and roofing repairs, plumbing, and light electrical work.

Responsibilities

• Executes maintenance required to prepare newly vacated units for new move-in, including painting, minor plumbing, electrical, appliance, and carpentry repairs.
• Manages the process of completing work requests in a timely and effective manner.
• Communicates status of work projects to supervisor and office management.
• Conducts regular inspections of buildings, grounds, and vacant units to identify deficiencies and communicate concerns.
• Performs snow removal and salting of properties as needed.
• Provides customer service and supports the company’s commitment to exceed resident expectations professionally.
• Performs other duties as assigned.

Requirements

• Possess at least three (3) of the following documented skills: high competency in plumbing, electrical, HVAC, or carpentry.
• Ability to train peers.
• Ability to work safely in challenging places, including climbing ladders, working on elevated surfaces, and working in confined spaces.
• High level of customer service.
• Attention to detail and quality control under tight timelines.
• Initiative to identify and solve problems within established processes.
• Ability to effectively communicate and interact with managers, co-workers, vendors, and residents.
• Excellent interpersonal skills.
• Outstanding organizational and time management skills with the ability to multitask.
• Ability to be at work regularly and on time.
• Must have a valid driver's license and acceptable driving record.
• Reliable transportation required and may be used for work purposes.
• Ability to work weekends or extended hours as required, including on-call rotation.
• Constant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carrying.
• Must be able to lift up to 50 pounds.

Skills

• Plumbing (sweat copper, install valves, rebuild stems, replum sinks, clear drains)
• Electrical (use multimeters, replace breakers, wire 3 way switches)
• HVAC (diagnose and complete repairs for Split Systems, Heat Pumps, and/or boilers)
• Carpentry (hang cabinets, hang sheetrock, finish & patch)
