About the Role

The Superintendent-Maintenance Worker III oversees the overall maintenance of the East 119th Street Veterans Residence, a supportive housing facility for formerly homeless veterans. This role requires availability for emergency response and ensures the facility meets all safety and operational standards.

Responsibilities

  • Recruit, train, and supervise maintenance staff.
  • Develop and execute a preventative maintenance plan covering fire safety, OSHA, and other system requirements.
  • Manage facility work orders.
  • Track property maintenance, inventory, and purchases using a computerized maintenance system.
  • Respond to emergency calls outside of regular business hours.
  • Assist in the preparation of the capital budget.
  • Ensure all regulatory inspections are completed and filed on time.

Requirements

  • High School Diploma or equivalent.
  • Three years of related experience in building maintenance.
  • One year of supervisory experience.
  • Ability to lift and/or move up to 50 pounds.
  • Ability to perform physical tasks including standing, walking, bending, kneeling, stooping, and crouching.
  • S-12: City Wide Sprinkler Systems / S-11 Residential Sprinkler Systems certification.
  • S-13: City Wide Standpipe Systems certification.
  • S-95: Supervision of Fire Alarm Systems and other related systems certification.
  • P-98: Fuel-oil Piping and Storage Systems certification.
  • F-80: Coordinator of Fire Safety and Alarm Systems in Homeless Shelters certification.
