About the Role
DMS Property Management, a division of Tribe Management Inc., seeks a Senior Property Manager to oversee a portfolio of properties and manage a team of property managers and site staff. This role is crucial for managing operations within Canada's largest provider of property management services to the non-profit housing sector.
Responsibilities
- Manage an assigned portfolio, including cost management of operating expenses, rent collection and arrears management, purchase order processing and contractor management, client management, and management reporting.
- Oversee lease administration, tenant liaison, and maintenance management.
- Process and administer work orders.
- Prepare annual operating and capital budgets.
- Lead and mentor a team of Property Managers, site, and administrative staff.
- Respond to after-hours emergencies on-call as required.
- Attend client meetings, which may occur during the day or evening.
- Undertake other assignments as reasonably directed.
Requirements
- Possess 5+ years of experience managing private residential units, including non-profit housing.
- Demonstrate specific knowledge of various government funding models, including former federal and provincial non-profits and co-ops.
- Have experience in the preparation and presentation of management reports.
- Possess in-depth knowledge of the RTA, HSA, RGI, and Cooperative Bylaws (an asset).
- Be familiar with various Acts & Codes, including Fire Code, Building Code, and LTB proceedings.
- Have experience with YARDI or similar property management software.
- Exhibit strong lease negotiation skills.
- Demonstrate strong contract management and trade supervision abilities.
- Possess working knowledge of the Occupational Health & Safety Act (Ontario).
- Excel at planning and organizing, with the ability to meet deadlines proficiently.
- Apply solid analytical and problem-solving skills, using logic and reasoning to manage projects, analyze complex financial, legal, and contractual problems, and provide solutions or recommendations.
- Be able to identify risk and mitigate liability.
- Have a proven track record of successful staff management, including recruiting, performance measurement, and conflict resolution.
- Possess superior oral and written communication skills.
- Have strong computer skills in MS Word, Excel, Access, and Outlook.
- A reliable vehicle is required for travel to various sites.
