About the Role
The Maintenance Technician plays a very important role in the organization by providing excellent resident services in addition to performing various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Community Manager in all phases of the overall physical maintenance of an income-producing property. The Roving Maintenance Technician will provide coverage across multiple locations, rotating between different sites, supporting various teams as needed, with a flexible work location depending on project needs and on-site presence at different properties.
Responsibilities
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
- Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
- Ensure exterior curb appeal of the community and cleanliness of grounds.
- Walk the property several times a day and pick up new debris, including pet waste.
- Ensure pet stations are stocked and emptied at all times.
- Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
- Maintain high standards of resident service and relations for the entire staff.
- Ensure that residents are provided with a clean, safe, well-maintained community.
- Ensure that apartments are made ready after they have been vacated.
- Maintain accurate inventory control of tools, equipment, and supplies.
- Use all personal protective equipment as assigned and instructed.
- Ensure that maintenance requests are handled as quickly, efficiently, and effectively as possible and always completed within 24 hours.
- Notify Community Manager and inform residents if parts must be ordered, causing a delay.
- Adhere to company monthly preventive maintenance directives.
- Have knowledge of the location of gas, electric, irrigation, and water shutoffs, all apartment, and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
- Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
- Know the current condition/status of all vacant units.
- Recommend measures to improve methods of operations, performance, safety, and quality of service.
- Suggest changes in working conditions and use of equipment to increase the efficiency of the shop, department, or work crew.
- Perform on-call emergency service as required.
- Assist the Maintenance Director/Supervisor or Property Manager on special maintenance projects.
- Interpret company policies for workers and enforce safety regulations.
- Adhere to CloudTen Residential's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy.
- Maintain records and Material Safety Data sheets on all hazardous materials and chemicals utilized on site.
- Ensure regular and timely communication with Site Management noting any maintenance problems or health/safety deficiencies.
- Represent CloudTen Residential and the community you work for in a professional manner.
- Maintain a positive businesslike attitude and neat, clean, dress and appropriate grooming.
- Assist in promoting CloudTen Residential.
- Attend and participate in training seminars as requested.
- Assist other staff members as needed.
- Deliver various communications to residents as needed.
- Attend and assist in setting up resident functions and activities.
- Perform other duties as assigned.
Requirements
- Minimum of 2 years of experience, preferably with prior experience as a Property Maintenance Technician.
- Completion of a one-year certificate program from a college or technical school, or a minimum of two years of related experience and/or training, or an equivalent combination of education and experience.
- A valid driver's license is required, as this position involves travel between properties.
- Proficiency in Microsoft Office applications.
- Positive attitude with a strong customer service orientation and professional demeanor.
- High school diploma or equivalent required.
