About the Role
As a Site Acquisition Manager, you will be the primary driver of network expansion, responsible for the end-to-end site acquisition process from sourcing to contracting. This role is designed for a skilled closer who excels at high-volume outreach and securing signed agreements, partnering closely with cross-functional teams while owning deal outcomes.
Responsibilities
- Own the top of the funnel (pipeline creation) through direct-to-owner sourcing and high-activity outreach.
- Build and maintain a robust pipeline across assigned markets.
- Develop territory plans including target lists, corridor prioritization, and competitive mapping.
- Lead negotiations end-to-end from LOIs/term sheets through definitive agreements in partnership with Legal.
- Secure infrastructure-critical rights and protections.
- Maintain contracting velocity by triaging redlines, batching issues, and escalating decisions.
- Drive early diligence to qualify buildable sites, assessing zoning, access, utilities, title, environmental factors, and constructibility.
- Create clear internal site packages that surface risks and align stakeholders.
- Maintain CRM and deal documentation with disciplined stages and accurate forecasting.
- Report weekly on pipeline health, conversion, close probability, blockers, and help-needed asks.
- Improve playbooks, templates, sourcing strategies, and broker programs to increase close rate and reduce cycle time.
- Anticipate and respond to shifting priorities by monitoring key signals and presenting clear options for decision-making.
- Build durable site-host relationships post-launch to protect performance and reduce fallout.
Requirements
- 4+ years of site acquisition / real estate dealmaking experience in relevant industries.
- Proven ability to source and close deals end-to-end.
- Strong negotiation and contracting instincts with sophisticated counterparties.
- Experience driving contracting workflows and managing multiple concurrent redlines with Legal.
- Working knowledge of early feasibility considerations to qualify sites pre-signature.
- Strong organizational rigor and CRM discipline; proficiency with a CRM system.
- Ability to travel up to 20% across assigned region.
