About the Role

This role is responsible for managing the municipal approval process for site selection and development, ensuring compliance with regulations and standards, and coordinating with internal and external stakeholders.

Responsibilities

  • Participate in the development of business cases for site selection.
  • Review and interpret zoning by-laws, access requirements, and municipal services availability.
  • Prepare conceptual site plans and schedules for offers in collaboration with a CAD Designer.
  • Secure zoning, access, and development permit approvals from municipalities.
  • Monitor the status of Official Plans, Zoning By-laws, and Environmental Assessments.
  • Attend and represent the company at Municipal Council and Committee meetings.
  • Negotiate cross-access agreements, restrictive agreements, and shared amenities with adjoining landowners.
  • Ensure corporate development standards and design philosophies are maintained during negotiations.
  • Prepare documents and drawings for final site plan and development agreements.
  • Assist in the review of lease and development agreements.
  • Direct consultants in the completion of site plans, servicing, grading, and landscape plans.
  • Support the team in finalizing agreements and obtaining release of letters of credit.
  • Direct the preparation of packages for presentations to senior management and committees.
  • Coordinate with the Real Estate Manager to ensure conditions in Purchase and Sale Agreements are met.
  • Coordinate with internal departments including project managers, retail planning, and market analysis.
  • Attend site tours.

Requirements

  • University or college education in Planning or a related field.
  • A minimum of two years of progressive experience in the municipal approval process.
  • Strong Project Management skills.
  • Expert knowledge of municipal infrastructure, by-laws, building codes, and processes.
  • Understanding of legal agreements and real estate finance is recommended.
  • Excellent communication, presentation, and negotiation skills.
  • Ability to work within tight timelines and meet deadlines.
  • Strong organizational skills.
  • Capable of dealing with constantly changing priorities.
  • Experience in retail real estate, land development process, and construction discipline is an asset.
  • Valid Class “G” driver’s license in good standing.
