About the Role
Manage property portfolios to enhance long-term value by overseeing day-to-day operations, maintenance, life safety, security, loss prevention, tenant relations, and construction projects.
Responsibilities
- Develop annual operating and CapEx budgets and implement business plans to meet NOI goals.
- Formulate quarterly accruals, budget reforecasts, and financial reporting.
- Manage and oversee CapEx projects.
- Solicit, negotiate, and administer service contracts.
- Review and authorize vendor purchase orders and payments.
- Assist in fee revenue generation through parking and amenity monetization.
- Develop and maintain strong relationships with tenants, vendors, and the local business community.
- Participate in the collections process.
- Review tenant alteration plans and ensure required documentation is obtained.
- Inspect tenant spaces, mechanical areas, grounds, and common areas.
- Provide leadership, mentorship, and training to the property team.
- Maintain familiarity with lease provisions regarding operations and landlord obligations.
- Engage and monitor contractors for quality and contract adherence.
- Oversee the Loss Control Program and Emergency Response Planning.
- Investigate and report accidents or property damage.
- Manage sustainability programs including energy, recycling, and conservation.
- Assist the leasing group with tours.
- Monitor vendor insurance certificates.
- Maintain knowledge of company databases and reporting tools.
- Attend BOMA and industry-related meetings.
Requirements
- Minimum of 5 years of property management experience.
- Working knowledge of local building and fire codes.
- Working knowledge of building systems including HVAC, electrical, plumbing, and vertical transportation.
- Working knowledge of security and life safety protocols.
- Ability to work autonomously and as part of a team.
- Ability to organize work, set priorities, and motivate others.
- Ability to work in a fast-paced environment with multiple deadlines.
- Willingness to learn and adapt to new property technologies.
- Flexibility with schedule.

Salary/Compensations
- $117,700 - $193,045
