About the Role
Ensure the maintenance of office environmental and critical building systems, providing a high level of service and reliability. Supervise and assist a shift team in carrying out planned preventative maintenance (PPM) and reactive works. Capable of fulfilling the duties of the Shift Leader when required and communicating effectively with the client. Manage and issue work orders through a CAFM system, ensuring safe and standard-compliant work.
Responsibilities
- Ensure routine PPM is carried out on all M&E plant in accordance with Site CAFM system requirements and that time is recorded correctly.
- Ensure reactive tasks are completed by the team and feedback is relayed to the site helpdesk for ticket system updates.
- Ensure sub-contractors perform to meet contract requirements, supervising their work and safe operation.
- Ensure plant faults and defects are swiftly remedied to maintain plant in serviceable order.
- Ensure suitable spares are available for maintenance and reactive works, providing parts lists and estimated timescales.
- Source quotes for parts, maintain critical spares levels, and keep site stores organized.
- Ensure all relevant paperwork for reactive and breakdown works is completed and submitted promptly or updated on the CAFM system.
- Ensure Method Statements and Risk Assessments are prepared, reviewed, and used for all tasks to ensure safe working practices.
- Develop good working relationships with BGIS staff, subcontractors, and client representatives.
- Ensure a safe and healthy working environment, including wearing uniform and PPE at all times.
- Present the professional image of BGIS to clients.
- Ensure all plant rooms under BGIS responsibility are locked and maintained in a clean and tidy condition.
- Ensure awareness of and compliance with contractual KPIs and SLAs.
- Ensure Computer Based Maintenance Systems are kept up to date and that PPM and reactive tickets are closed out with accurate data.
- Carry out any other tasks as directed by the Site Management Team.
- Ensure the engineering team produces required near miss reports, dynamic risk assessments, and detailed records of site activities, challenging and escalating non-compliance.
- Proactively check the operation of the LOTO system in accordance with BGIS procedures and client requirements.
- Oversee the building’s environmental conditions using the BMS system and maintain acceptable internal conditions.
- Ensure shift reports are completed to the required standard.
Requirements
- Formally trained in Electro-Mechanical principles to the equivalent of Level 3 NVQ in Building Services Maintenance.
- Experience of working in Building Services within either a corporate environment or a complex building.
- Experience of, or exposure to, supervising people.
- Shift work experience, including both day and night shifts.
- HV Authorised Person (Desirable)
- Mechanical AP (Desirable)
- Vacuum Toilet System knowledge (Desirable)
- Good verbal communication skills.
- Good written English skills.
- Strong IT skills.
- Logical reasoning.
- Inquisitive nature, with the desire to understand complex issues and their resolution.
- Committed to the delivery of excellent customer service.
- Calm manner and able to work under pressure.
- Able to make sound decisions when required.
- A team player, able to work with BGIS and client representatives at all levels.
