About the Role
We are seeking an experienced Senior Property Manager to join our Healthcare Property team in Sydney. This newly created role is integral to the management and performance of a diverse portfolio of healthcare and aged care assets located across multiple states. You will play a pivotal role within the Australian Unity Healthcare Property team, working closely with our broader Funds Management business. This is an exciting opportunity to take ownership of day-to-day property and facilities management activities while contributing to the long-term success and growth of a high-performing healthcare property portfolio. As a trusted property professional, you will drive operational excellence, foster strong stakeholder relationships, and help shape best-practice outcomes across the portfolio.
Responsibilities
- Partner closely with the Senior Asset Manager and Portfolio Facilities Manager to ensure a proactive and disciplined approach to property and facilities management across the portfolio.
- Contribute to broader team initiatives, identify opportunities for continuous improvement, and drive operational efficiencies through systems and process enhancements.
- Manage all aspects of property operations, including financial reporting, budgeting, forecasting, lease administration and documentation, arrears management, tenant engagement, including support on the valuations and delivery of the strategic Asset Plans.
- Maintain strong tenant relationships while ensuring the portfolio continues to perform in line with business objectives.
- Oversee facilities management activities to ensure assets are maintained to a high standard and remain compliant with all relevant regulations and requirements.
- Manage contractors, oversee risk management processes, coordinate work orders, and administer capital expenditure programs.
- Identify, assess and mitigate contractual and operational risks.
- Ensure compliance with commercial agreements, regulatory obligations and internal governance requirements while supporting sustainability and ESG initiatives.
- Support the implementation of leasing strategies in partnership with the Senior Asset Manager.
- Assist with lease negotiations, documentation and execution to optimise portfolio performance and support future growth.
- Act as a trusted subject matter expert, championing best-practice property and facilities management standards.
- Stay abreast of market trends, legislative changes and industry developments to enhance portfolio outcomes and drive innovation.
Requirements
- Tertiary qualifications in Property, Finance, Business or a related discipline, or equivalent industry experience.
- A minimum of 10 years' experience in commercial property management, with healthcare or aged care property experience highly regarded.
- Strong technical expertise across building operations, contracts, commercial frameworks, financial management and property legislation.
- Proven experience managing complex stakeholder relationships and delivering exceptional customer outcomes.
- Well-developed negotiation, influencing and conflict resolution skills.
- Strong financial acumen with demonstrated commercial judgement and analytical capability.
- A commitment to industry best practice and continuous improvement.
- The ability to work both independently and collaboratively within a high-performing team environment.
- Excellent communication and interpersonal skills, with the ability to build relationships, inspire confidence and influence positive outcomes.
