About the Role
Oversee the operational and capital expenditure performance for premium office assets, ensuring financial targets are met. Manage service procurement and delivery in alignment with the Portfolio Manager and statutory requirements, while upholding high standards of safety, compliance, and customer service.
Responsibilities
- Control and ensure all financial Capital & Operating budget expenses against forecast for properties.
- Review proposed alterations in consultation with the Portfolio Manager to ensure building/alteration works meet specifications and statutory requirements.
- Prepare scope of works and all relevant documentation.
- Approve Work Orders, process tax invoices, and manage contracts within delegated authority.
- Ensure compliance with the Mirvac Quality Management System.
- Advise the Property Manager and Facility Manager on maintenance and operational issues affecting building operations and budget.
- Respond to after-hours calls as required.
- Maintain an up-to-date asset register and preventative maintenance planner.
- Monitor and ensure all relevant statutory logs and registers are maintained.
- Participate in Operational Health check Proforma with Divisional Manager, onsite Facility Manager, and Property Manager.
- Complete all FCR compliance reporting within correct timeframes.
- Ensure adequate staffing/monitoring during absences and notify Portfolio or Property Manager of any absence.
- Actively mentor and train all facility managers in the team.
- Provide support and leadership to the facility managers in the team.
- Take part in customer and investor activities as required.
Requirements
- At least 8 years’ experience in all facets of facilities management, typically stemming from a solid administrative and/or technical background.
- Technical competency with trade or tertiary qualifications.
- Demonstrated experience in a high-volume role with conflicting priorities.
- Demonstrated experience in negotiating and enforcing contracts.
- Demonstrated understanding of Australian Standards, NCC, HSE, DDA and other risk management issues.
- Ability to be on call 24/7, work on weekends and attend to after-hours calls.
- Experience preparing detailed asset plans, budgets and capital expenditure recommendations and reports.
- Good decision making, leadership, influencing, presentation and negotiation skills.
- Detailed knowledge and practical experience of BMCS systems.
