Responsibilities
- Provides first-class customer service to assigned clients while promoting relations among residents, staff, and surrounding community.
- Oversees the financial operations of assigned properties to realize expected short-term revenues and increase long-term value.
- Maintains accurate financial records from property operations to provide cost expense reporting.
- Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure proper and efficient operation of systems, preventive maintenance programs, housekeeping functions, and responses to resident service requests.
- Ensures compliance with quality standards.
- Reviews physical properties for curb appeal, common areas, and vacant apartments, noting any deferred maintenance items for follow-up.
- Maintains courteous and continuous communication with associates, residents, and applicants in a respectful and professional manner.
- Communicates with residents and families regarding questions and concerns, resolving issues or referring them to appropriate associates.
- Responds to all residents in a courteous and prompt manner, prepares correspondence, and maintains accurate conversation records.
- Meets with residents to handle complaints and requests for repairs, ensuring they are properly provided.
- Regularly inspects the grounds, facilities, and equipment of assigned properties to ensure safety and excellent maintenance.
- Enforces the provisions of sale contracts and Board requirements.
- Provides supervision, coaching, and feedback to all on-site building staff.
- Effectively supervises administrative staff, including training, task delegation, tracking attendance, motivation, and follow-up.
- Works with Human Resources on matters relating to state and federal employment law compliance, recruitment, hiring, new hire orientation, performance management, and terminations.
- Provides input and solicits feedback from clients and other Managers concerning staff performance.
- Involves corporate Human Resources as necessary on cases involving disciplinary issues and terminations.
- Resolves staff issues.
