About the Role

We are a leading Mechanical & Electrical (M&E) contractor seeking an experienced Senior Quantity Surveyor / Senior Project Surveyor to join our team. This role offers the opportunity to provide commercial support to project delivery teams, ensuring contractual and commercial compliance throughout the project lifecycle. You will be involved in designing and consulting on multiple projects, from residential care villages to hotels and innovative client projects.

Responsibilities

  • Lead all commercial activities throughout the pre-construction and design phases.
  • Support the preparation of competitive tender submissions and Absolute Maximum Price (AMP) proposals.
  • Work collaboratively with Design, Pre-Construction and Estimating teams to provide commercial leadership and ensure risk is identified and managed.
  • Review, negotiate and administer main contracts with clients.
  • Lead the procurement strategy, including the negotiation and placement of subcontract agreements.
  • Prepare, submit and negotiate monthly interim applications for payment.
  • Manage the commercial aspects of project change, including the valuation, negotiation and agreement of variations.
  • Oversee the preparation, valuation and issue of compliant subcontract payment notices.
  • Ensure subcontract accounts are accurately managed.
  • Negotiate and agree upstream and downstream final accounts.
  • Produce and present accurate monthly cost value reconciliations (CVRs), financial reports and forecasts.
  • Identify risks, opportunities and actions to protect project profitability.
  • Monitor project programmes and ensure all contractual notices, extensions of time and compensation events are issued.
  • Provide commercial leadership to Project Managers and operational teams.
  • Ensure teams are informed of all contractual obligations, commercial risks and financial performance.
  • Mentor and support junior commercial team members.
  • Promote best practice and drive continuous improvement across the commercial function.
  • Build and maintain strong relationships with clients, consultants, subcontractors and key stakeholders.

Requirements

  • Degree in Quantity Surveying, Commercial Management or equivalent experience.
  • Proven experience as a Senior Quantity Surveyor within M&E or construction.
  • Strong knowledge of JCT and NEC contracts.
  • Experience managing multi-million-pound projects from pre-construction to final account.
  • Skilled in cost management, CVRs, valuations, variations and final accounts.
  • Commercially aware with strong negotiation and risk management skills.
  • Excellent communication and stakeholder management.
  • Proficient in Microsoft Office, particularly Excel.
  • Full UK driving licence.
  • MRICS qualified or working towards chartership (Desirable).
  • Building Services (M&E) contracting experience (Desirable).
  • Experience mentoring junior surveyors (Desirable).
  • Commercially focused and proactive.
  • Strong leadership and organisational skills.
  • Able to manage multiple priorities and meet deadlines.
  • Professional, collaborative and results driven.
