About the Role

The Senior Property Manager is a seasoned leader responsible for the comprehensive management of a large 'A' class commercial and retail portfolio. This role oversees operational and financial activities, fosters strong relationships with clients, tenants, and vendors, and serves as a trusted advisor to optimize property performance and align with ownership goals.

Responsibilities

  • Supervise portfolio personnel and resources to ensure property maintenance and owner objectives are met.
  • Lead and manage staff, including hiring, training, coaching, and performance evaluation.
  • Assist with the supervision of construction management projects.
  • Maintain owner and tenant satisfaction through effective communication.
  • Ensure compliance with tenant lease terms.
  • Develop and maintain Tenant Manuals.
  • Prepare annual budgets and tenant reconciliations for management and ownership approval.
  • Prepare monthly ownership reports and recommend corrective actions.
  • Approve purchase orders, invoices, and rent-up schedules.
  • Oversee rent collection, expense payments, and lease compliance.
  • Monitor real estate taxes and assessed valuations.
  • Control expense commitments and develop expenditure procedures.
  • Develop and maintain building procedures and long-range modernization plans.
  • Conduct property inspections and monitor vacant space.
  • Prepare proposals and presentations for clients.
  • Manage the start-up of new management assignments.

Requirements

  • Minimum 8-10 years of related property management experience with commercial, retail, office, and industrial properties.
  • Experience with CAM reconciliations and financial/budgeting processes.
  • Previous experience managing a team.
  • Understanding of the local market and competitive settings.
  • Must be currently authorized to work in Canada on a full-time basis.
  • Advanced skills in Microsoft Office applications (Word, Excel, PowerPoint, Outlook).
