About the Role
The Leasing Consultant drives occupancy and delivers an exceptional resident experience by engaging prospective residents, managing the leasing process, and supporting current community members through a sales-driven and customer-focused approach.
Responsibilities
- Greet and engage prospective residents to deliver a positive first impression
- Conduct property tours of model units, available apartments, and amenities
- Convert leads into leases using effective closing techniques
- Respond promptly to phone, email, and internet inquiries
- Assist prospects with online applications and the leasing process
- Maintain strong closing ratios to meet occupancy goals
- Build and maintain relationships with residents and prospects
- Support resident retention through positive engagement
- Execute marketing strategies to drive traffic and leasing activity
- Maintain accurate prospect traffic and leasing data
- Conduct market surveys and competitor analysis
- Support resident events and community engagement initiatives
- Prepare and audit lease files and documentation
- Collect deposits and move-in fees
- Ensure compliance with company policies and procedures
- Assist with move-ins, move-outs, and unit inspections
- Submit and track service requests
- Support the unit turn process
- Maintain cleanliness and presentation of the office, model units, and common areas
Requirements
- Strong customer service and sales skills
- Effective written and verbal communication skills
- Basic to intermediate math skills
- Proficiency with computers and property management systems
- Highly organized with strong attention to detail
- Reliable, punctual, and professional
- Ability to walk the property and conduct tours regularly
- Ability to frequently sit, stand, and move throughout the community
- Ability to occasionally lift up to 25 lbs
- Ability to inspect units and navigate stairs and multi-level buildings
- Availability to work weekends and extended hours based on business needs
