About the Role
The Electrician is responsible for the maintenance and operation of all electrical and related equipment and systems, providing a high level of expertise in maintaining critical electrical equipment.
Responsibilities
- Operates, maintains, and repairs distribution and emergency power systems.
- Installs, maintains, and repairs electrical wiring and switch distribution panels and outlet boxes.
- Performs conduit installation and wiring of equipment.
- Analyzes project electrical needs and determines design.
- Maintains hand and power tools in working order.
- Carries out preventive maintenance programs on a wide variety of complex electrical equipment.
- Performs layout and installation of power circuits in operational sequence, and makes all required electrical calculations.
- Maintains automatic controls, switchboard distribution centers, lighting circuits, and flood lights.
- Troubleshoots, tears down, disassembles, rewires, adjusts, repairs, and replaces electrical apparatus.
- Responds to all types of electrical emergencies.
- Receives work assignments, plans and/or generates work to be performed, and obtains necessary tools, equipment, and materials.
- Completes assignments and paperwork in a timely manner.
- Assists in monitoring contractors, inspecting work, and generating deficiency lists.
- Provides proper care to assigned equipment, tools, and uniforms.
- Keeps the shop, penthouse equipment rooms, and common areas clean, organized, and safe.
- Follows inspection and service procedures outlined in the preventative maintenance and loss control programs.
- Coordinates, conducts, and/or provides support in the day-to-day completion, organization, and accuracy of preventive maintenance and loss control.
- Accurately completes requests, repair work, and related records for the respective site/buildings.
- Follows applicable government/local authority requirements and other records for assigned properties.
- Regularly inspects all areas of the site/building(s) and reports deficiencies as well as suggestions for improvements.
- Takes initiative to correct deficiencies and implement improvements.
- Effectively communicates the status and activity of building operations and conditions to the appropriate party/parties.
- Promptly reports any potential or existing problems.
- Available for various shifts, to fill in for other staff, and to work extended hours, nights, weekends, and holidays.
- Responds to after-hours emergencies such as fire, flooding, severe weather, power outages, and other related situations.
- Promotes and maintains a high standard in the operation and appearance of the properties.
- Promotes, establishes, and maintains positive relations with tenants via proactive communication, routine follow-up, and a high level of customer service.
- May procure vendor/contract prices for mechanical parts, equipment, and tools.
- Performs other duties as assigned.
Requirements
- Minimum of three years in a commercial building with field experience in performing preventive maintenance.
- Experience with 3 phase electrical systems.
- Able to work independently and take initiative when necessary.
- Capable of working as a member of a team and in conjunction with other trades.
- Must be able to work in a team environment.
- Prior history with preventive maintenance.
- Ability to operate a variety of tools and mechanical systems.
- Ability to work independently with limited supervision in a fast-paced environment.
- Ability to deal effectively with multiple, simultaneous deadlines and projects.
- Ability to organize and coordinate work efficiently and effectively set priorities.
- Ability to participate in on-call schedule for after hour calls required.
- Basic skills necessary to operate a computer for general day-to-day work and communications.
- Ability to effectively communicate in writing as needed.
- Valid driver’s license and satisfactory driving record when required.
