About the Role
Austin Commercial is seeking a Senior Project Manager for its Aviation Division. As a 100% employee-owned company, we are a leader in commercial construction, committed to safety, service, and integrity.
Responsibilities
- Oversees major construction projects by planning, scheduling, and coordinating all phases.
- Organizes and manages large project staff, dividing duties among employee-owners.
- Collaborates with owners and architects during plan development, providing technical and cost input for preconstruction agreements.
- Works with the Estimating department to solicit subcontractor bids and prepare final cost estimates and proposals.
- Assumes responsibility for project startup activities, including site security and logistics.
- Manages subcontractor bid reviews, awards subcontracts, and ensures compliance with bonds and insurance.
- Resolves issues related to contract interpretation and administration.
- Ensures contract terms and specifications are met, inspecting work for quality and compliance with plans.
- Approves subcontractor payments, codes invoices, and signs pay requests.
- Ensures satisfactory resolution of closeout documentation and punch list items.
- Monitors subcontractors and vendors for performance and payment obligations.
- Establishes and maintains a cost accounting system in accordance with corporate guidelines.
- Prepares monthly job status reports and investigates cost variances.
- Reviews Labor Cost Reports with the superintendent regularly.
- Prepares and submits monthly pay requests to owners and architects, ensuring timely processing.
- Develops and updates master construction schedules with the Scheduling department.
- Manages proposed changes, including pricing, self-perform work, subcontractor pricing verification, and schedule impact evaluation.
- Ensures compliance with all federal, state, and municipal laws, ordinances, and building codes.
- Performs project closeout tasks, including documentation, completion reports, and final collections.
- Establishes safety requirements and expectations for the project, reviewing safety manuals and procedures.
- Ensures the jobsite team collaborates effectively and invests in team member development.
- Fosters and promotes training and development of subordinates through various opportunities.
- Assumes a leadership role in the career planning and development of project staff.
Requirements
- B.S. in construction management/science, engineering, or related field.
- 10+ years of commercial construction project management experience.
- Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment).
- Proficient in project manager software.
- Proficient with cost projection, scheduling, financial analysis, budget reviews, and labor reports.
- Ability to build and manage multiple high-performing teams.
