Responsibilities
- Support overall property operations including preventative maintenance, repairs, and operational standards.
- Assess operational issues, determine courses of action, and coordinate solutions to mitigate risk.
- Improve workflows for maintenance response, tenant communications, and vendor performance tracking.
- Source, evaluate, select, and manage vendors and contractors.
- Lead competitive bid processes and vendor due diligence.
- Review service scope, pricing, SLAs, and contract terms.
- Manage contract compliance and renewals.
- Support capital and renovation projects from scoping through closeout.
- Ensure operational compliance with leases, permits, inspections, and local requirements.
- Serve as an escalation point for tenant issues and determine resolution pathways.
- Develop tenant communication standards and templates.
- Track and manage operational spend against budgets.
- Review invoices for accuracy against contracts and recommend approval.
- Maintain digital records including leases, permits, agreements, and invoices.
- Coordinate calendars, site visits, and meetings.
Requirements
- 2–3+ years of experience in property operations, facilities, or property management.
- Demonstrated independent problem-solving skills.
- Strong written and verbal communication skills.
- Ability to manage escalations professionally.
- Ability to walk properties and inspect building systems.
- Ability to occasionally lift up to 25 lbs.
- Valid California driver’s license.
- Authorized to work in the U.S.
- Ability to pass a background check.
