About the Role
Responsible for the day-to-day maintenance and scheduled preventative maintenance programs for assigned buildings. This position is accountable for ensuring that the buildings are well maintained and provide tenants a comfortable and safe environment. A solid customer service philosophy towards tenants is paramount.
Responsibilities
- Ensures scheduling and/or completion of HVAC, electrical, plumbing and roof preventative maintenance and repairs.
- Ensures timely response to and completion of tenant work orders and complaints including electrical, lighting maintenance and other general maintenance.
- Coordinates proper inspections and routine testing of fire protection system and equipment.
- Performs general labor tasks as requested by tenants (as approved by Manager), maintains the facility and property, and performs other duties as requested within assigned buildings.
- Performs building maintenance or other assigned task and ensures the proper operation of building equipment in accordance with design capabilities, safety standards and within proper environmental conditions.
- Maintains a neat and orderly work area and professional appearance at all times.
- Reports problems or discrepancies to supervisor in a timely manner.
- Ensures that the work is performed in compliance with IHA policies and procedures, OSHA, ADA, state and federal laws at all times.
- Requires availability and/or on-call status for 24/7 for emergencies or other issues as assigned.
Requirements
- Requires the ability to work independently, often with minimal supervision and guidance.
- Reliable transportation and travel between locations is required.
- Cellular phone use is required, with the ability to talk, text, review email and take/send building photos as needed.
- Thorough knowledge of organizational policies related to position responsibilities.
- Ability to perform basic mathematical calculations during the course of performing basic job duties.
- Moderate level of proficiency in operating a standard desktop and Windows-based computer system, including but not limited to email, e-learning, intranet, Microsoft Word, Excel and general computer navigation.
- Ability to use other software as required while performing the essential functions of the job.
- Good communication skills in both written and verbal forms, including proper phone etiquette.
- Ability to work collaboratively in a team-oriented environment; courteous and friendly demeanor.
- Ability to work effectively with various levels of organizational members and diverse populations including IHA staff, providers, vendors, external customers and others as necessary.
- Good organizational and time management skills to effectively juggle multiple priorities and time constraints.
- Ability to exercise sound judgment and problem-solving skills, specifically as it relates to resolving moderate to complex issues.
- Ability to handle all organizational information in a confidential manner.
- Successful completion of IHA competency-based program within introductory and training period.
