About the Role
This role involves managing the Selso Building, a newly refurbished 86,000 sq ft office space in the City of London. The Building Manager will oversee the transition from refurbishment to steady-state operations, serving as the primary client and customer contact while ensuring high-quality technical and commercial management.
Responsibilities
- Maintain high site standards for cleaning, repair, and presentation.
- Manage and coordinate service charge recoverable services to meet quality, time, and cost objectives.
- Handle on-site queries professionally and maintain a query register.
- Ensure service delivery aligns with lease obligations.
- Act as the first point of contact for emergency situations and coordinate third-party resolutions.
- Evaluate and manage contractor performance against agreed specifications.
- Develop and implement contingency plans for site attendance and coverage.
- Monitor building systems, including BMS, and manage technical equipment repairs.
- Establish and implement best practices for safe working environments.
- Maintain operational reporting systems and ensure compliance with legal and statutory requirements.
- Conduct risk assessments with a target compliance rating of at least 90%.
- Manage personnel and contractors, monitoring performance and addressing conduct issues.
- Assist in preparing annual service charge budgets and track expenditures.
- Facilitate tenant engagement and monitor tenant works for compliance.
- Maintain clear communication with surveyors, accounts teams, suppliers, and clients.
Requirements
- Technical knowledge of building systems.
- Understanding of hard and soft services, specifically M&E.
- Understanding of budgets and service charges.
- IOSH certification for Health and Safety.
- Contractor management experience.
- Ability to attend compulsory internal training courses.
