About the Role

The Senior Real Estate Manager supports the active management and growth of a 170+ location portfolio across the United States and Canada. This role provides senior operational support to the VP of Retail Development, preparing deal reviews, analysis, and Real Estate Committee materials to aid negotiations and drive portfolio efficiency. The individual manages the deal pipeline, supports deal analysis, coordinates with legal counsel, and produces Real Estate Committee decks. This role also leads the team's people and technology agenda, managing the Lease Administrator and championing the Real Estate software platform.

Responsibilities

  • Support the VP, Retail Development throughout the negotiation process on new leases, renewals, relocations, amendments, and terminations.
  • Maintain and manage the deal pipeline from initial opportunity through fully executed lease.
  • Compile and provide supporting data and deal analysis for permanent-lease pro forma / ROI models.
  • Coordinate with legal counsel to review and progress lease documents, amendments, and related agreements.
  • Identify and analyze portfolio optimization opportunities, including lease restructuring, right-sizing, kick-out / early-termination rights, and disposition.
  • Maintain a deep understanding of market conditions, the competitive set, and landlord dynamics across key markets.
  • Track retailer performance data, sales trends, and market activity; compile and distribute insights to internal and external partners.
  • Prepare market maps and location analyses to help internal partners evaluate and prioritize site decisions.
  • Maintain awareness of retail real estate market trends, emerging lease structures, and industry developments.
  • Contribute to long-range portfolio planning, including scenario analysis and strategic recommendations on the store footprint.
  • Prepare Real Estate Committee Meeting (RECM) decks, deal reviews, renewal analyses, and portfolio updates.
  • Own the RECM preparation process, including agenda support, materials, and circulation of accurate minutes.
  • Serve as a key point of coordination between internal departments (Legal, Finance, Construction, Operations) and external partners (attorneys, landlords, brokers).
  • Negotiate rates and terms with landlords for external storage and temporary locations.
  • Own budget planning and management for both temporary and permanent external storage locations.
  • Build and own the pro forma / ROI for temporary deals.
  • Obtain internal approvals and communicate outcomes to Commercial and Finance/Accounting teams.
  • Support new store openings, renovations, and closures by ensuring the Construction Team receives critical lease dates, Tenant Coordinator contacts, and Tenant Handbooks.
  • Oversee the Tenant Allowance process, including guiding negotiated amounts and ensuring complete packages are submitted to landlords for timely collection.
  • Directly supervise, coach, and develop the Lease Administrator, setting clear expectations and reviewing quality of work.
  • Champion the Real Estate software platform, partnering with Finance to automate lease administration and accounting workflows.
  • Leverage AI-powered tools and automation to surface portfolio insights, improve reporting accuracy, and drive workflow efficiency.
  • Support compliance with lease obligations across the portfolio, escalating risks or discrepancies as identified.
  • Perform all other duties or projects as assigned.

Requirements

  • Bachelor’s degree required; Finance, Real Estate, or a related concentration a plus.
  • 5–7 years’ experience in Retail/Commercial Real Estate, with exposure to lease deal preparation and analysis.
  • Some prior supervisory experience a plus.
  • Strong working knowledge of lease economics and deal structuring.
  • Ability to negotiate terms directly, and to prepare, model, and review deals.
  • Ability to supervise and develop a direct report, set clear expectations, and contribute to a high-performing function.
  • Strong proficiency with numbers, pro forma / ROI modeling, budget management, and the ability to translate figures into clear, actionable recommendations.
  • Comfortable adopting and working alongside AI-powered tools and enterprise platforms (CoStar Real Estate Manager strongly preferred; Lease Harbor a plus) to improve workflow efficiency and portfolio insight.
  • Exceptional written, verbal, and visual communication skills; able to present complex lease and portfolio information clearly to senior leadership and external partners.
  • Active interest in retail real estate market trends, lease structures, and industry developments; committed to continuous learning.
  • Proven ability to build strong relationships with landlords, brokers, attorneys, and internal teams across Legal, Finance, Construction, and Operations.
  • Thrives in a fast-paced, deadline-driven environment; skilled at prioritizing competing demands while maintaining quality and confidentiality.
  • Highly organized with meticulous attention to detail across a large, complex portfolio.
  • Proactive, flexible, and team-oriented; willing to step in wherever needed and adjust priorities as business needs evolve.
  • Must be able to work in normal office conditions.
  • Must be able to work 8 hours per day and be on his/her feet for extended periods of time.
  • Must be able to travel via airplane within North America and internationally approximately 10–15% of the time.
