Responsibilities
- Ensure building system reliability through operation and preventive maintenance programs.
- Maintain a safe, functional, and comfortable work environment for occupants.
- Analyze and diagnose alarms and failures in mechanical, HVAC, plumbing, electrical, pneumatic, fire safety, digital control, and water treatment systems.
- Perform inspections, safety checks, adjustments, minor repairs, replacements, and upgrades of equipment.
- Carry out and document preventive and corrective maintenance activities for building systems.
- Operate and monitor electrical and mechanical equipment, including generators, ASCs, transfer switches, circuit breakers, and chillers.
- Participate in the planning of capital replacement programs and infrastructure improvements.
- Support operations and project managers during work, tenant moves, site visits, commissioning, and equipment handover.
- Ensure equipment is functioning correctly and warranties are maintained during ongoing projects.
- Maintain up-to-date technical documentation for equipment (plans, manuals, shop drawings, specifications, warranties, and samples).
- Ensure cleanliness, organization, and safety of mechanical and electrical rooms and storage areas.
- Keep equipment in good working order and ensure availability of essential parts (fuses, circuit breakers, bulbs, belts, etc.).
- Participate in the evaluation, audit, and performance monitoring of contractors.
- Respond promptly to service requests, follow up, and close work tickets upon task completion.
- Promote customer satisfaction by maintaining a service-oriented approach and gathering user feedback.
- Support the implementation of procedures and programs related to emergency operations, health and safety, risk management, and annual inspections.
- Collaborate effectively with tenants, unionized employees, union representatives, professionals, and managers.
- Plan priorities and manage time effectively to ensure operational objectives are met.
Requirements
- DEC in Building Technology or other relevant fields (mechanical or electrical) or equivalent combination of experience and training.
- Valid electrician license with excellent experience as a construction and maintenance electrician or industrial electrician or equivalent experience (an "électricien de construction et d’entretien" or "électricien industriel" license may also be required).
- Proficiency in English.
- Class G driver's license.
- Good manual dexterity and ability to work with various hand tools.
- Ability to lift and carry heavy loads.
- Ability to climb and transport ladders.
- Ability to kneel, bend, and work in confined spaces.
- Ability to safely perform all aspects and functions of the job while adhering to safety regulations for work equipment.
Skills
- Intermediate knowledge of electromechanical systems and general building infrastructure maintenance.
- Excellent troubleshooting skills (detail and process-oriented).
- Intermediate knowledge of operating digital control systems.
- Intermediate knowledge of Microsoft Office.
- Ability to work independently with minimal supervision.
- Ability to communicate clearly and concisely, both orally and in writing.
- Ability to make prompt decisions under pressure while managing risk.
