About the Role

As a Maintenance Technician at Rhapsody Property Management, you will ensure the smooth day-to-day operations of the property, contributing directly to resident satisfaction and the overall success of the organization. This role offers an opportunity to deliver exceptional service, solve problems, and maintain properties.

Responsibilities

  • Completes assigned service requests for both in-suite and common areas in a timely manner.
  • Performs in-suite turnover activities, including light and heavy maintenance such as appliance repair/replacement, fixture repair/replacement, basic carpentry, painting, and housekeeping.
  • Responsible for appliance repairs, routine plumbing repairs, carpentry repairs, painting, basic electrical repairs, and safe use/maintenance of tools.
  • Maintains grounds, garbage areas, surrounding areas, facilities, and equipment to identify needed repairs or preventative maintenance.
  • Reports maintenance issues affecting the budget, including life safety, vacant repairs, property damages, and common area needs, to the manager.
  • Complies with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices/conditions while maintaining a clean and safe working environment.
  • Ensures all areas are free of hazards and informs management of any unresolved issues for immediate resolution.
  • Performs on-call emergency procedures as required.
  • Attends and participates in training programs as required.
  • Provides superior customer service and represents the company in a professional manner.
  • Maintains and safeguards all company tools and equipment.
  • Performs other duties as assigned by the Property Manager.

Requirements

  • Completion of High School or general education degree (GED).
  • 1+ years of maintenance or related experience.
  • Flexibility to work on-call on a rotating schedule (evenings & weekends) is required.
  • Proficient with use of basic handheld and electrical tools.
  • Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
  • Must be familiar with the community rules and regulations.
  • A commitment to 'Best in Class' Customer Service.
  • A professional demeanor with strong communication skills.
  • Ability to accurately listen, understand and respond to issues appropriately.
  • Ability to work and act independently using good judgment when assessing difficult situations.
  • Strong problem-solving skills.

  • A demonstrated high degree of integrity, diplomacy, discretion and confidentiality.
