About the Role
The Property Manager I is responsible for the oversight and daily operations of a 134-unit apartment community, including managing rentals, move-ins, lease renewals, and ensuring financial, operational, and resident service goals are met.
Responsibilities
- Manage leasing practices, Fair Housing Act compliance, lease terms, and landlord/tenant law.
- Handle eviction and collection processes.
- Provide proactive customer service and resolve resident complaints.
- Liaise between residents and maintenance staff for timely repairs.
- Collect monthly rents and other income, monitor delinquency, and take remedial steps.
- Understand economic impacts of vacancies and turnover.
- Drive revenue growth through market rent, renewal rent, concessions, upsells, and ancillary income.
- Assess credit risk based on applicant qualifying guidelines.
- Manage delinquency through outreach efforts.
- Complete weekly/monthly reports and apply collected information to business decisions.
- Oversee marketing efforts, monitor traffic, and pursue resident leads.
- Qualify prospective residents and secure appointments.
- Show apartments enthusiastically, emphasizing selling points and creating urgency.
- Train, motivate, and supervise site staff to achieve operational goals.
- Manage performance, celebrate successes, provide corrective action, hold staff accountable, and communicate goals.
- Communicate and uphold company policies and procedures.
- Oversee capital improvement projects, keeping residents informed and working with the Maintenance Supervisor.
- Regularly inspect buildings, grounds, and vacant units.
- Coordinate with maintenance staff, contractors, and vendors for repairs.
- Complete reports on traffic, occupancy, work orders, vacancy, capital improvements, and property inspections.
- Perform other duties as assigned.
Requirements
- Minimum of three (3) years of supervisory experience.
- Minimum of four (4) years property management experience or equivalent.
- Strong salesmanship skills.
- Excellent interpersonal skills, including negotiation, listening, and managing prospect/resident relations.
- Excellent organizational, planning, and multitasking skills.
- Advanced knowledge of Microsoft Word, Excel, and Outlook.
- Ability to be at work regularly and on time.
- Valid driver's license and clean driving record.
- Reliable transportation required.
- Ability to work weekends or extended hours as required.
