About the Role

The Land Development Manager is responsible for managing the Division’s land development program by directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation activities, vertical construction and public utility coordination.

Responsibilities

  • Manage the successful and timely delivery of new projects using construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans, and permit compliance reports.
  • Collaborate with Area Construction Managers and Director of Construction to deliver completed, ready-to-build home sites.
  • Assist in creating development budgets during the entitlement process and value-engineer specific project design aspects.
  • Develop and maintain working relationships with jurisdictional entities while preserving land use and development rights.
  • Oversee projects from permit approvals through construction, plat recording, final certification, and community turnover.
  • Manage all aspects of field operations related to land development, including erosion control, grading, wet utilities, dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post-construction as-builts, certifications, and compliance letters.
  • Manage HOA activities, including quarterly meetings, budget analysis, and improvements to common open space.
  • Oversee bond maintenance and retrieval of all guaranty types used by the division.
  • Coordinate with all departments to deliver amenity/recreation centers, common entry landscaping, and ensure proper marketing windows.
  • Manage SWPPP compliance.
  • Regularly review project development budgets with the Director of Development for reconciliation.
  • Perform additional duties as assigned by the Director of Land Development.

Requirements

  • High School Diploma or equivalent required.
  • Minimum 5 years of experience in land development.
  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software.
  • Must be detail-oriented and a problem-solver able to deal with complex situations.
  • Valid Driver’s License and good driving record.
  • Valid auto insurance coverage required.
  • Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job.
  • Requires the ability to work in excess of eight hours per day in the confined quarters of a construction trailer.
  • Ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move, and/or carry equipment which may be in excess of 50 pounds.
  • Job may require occasional operation of construction equipment.
  • Finger dexterity may be required to operate a computer keyboard and calculator.
